General Comment & InstructionAll items noted on this plan check report must be addressed. If you feel that an item is not applicable to your project, note “N/A” and discuss the reason with the plan checker.Please indicate the sheet number and detail to the right of each correction, or note the number on the plans where the correction is made. Resubmit marked original, calculations and this correction sheet. A separate sheet for response may be used.Resubmit 3 corrected sets of plans.Please return marked up set of drawings with corrections.The applicant shall obtain clearances/approvals for the following prior to building permit issuance: Planning Division approval (714) 647-5804Public Works Agency approval (714) 647-5039Police Department approval (714) 647-5840Grading permit. Application is made through the Building Safety Division (647-5800) and the plan review is by the Public Works Agency (647-5039)Final plan shall be 100% complete and omit note “NOT FOR CONSTRUCTION”. Final plans and calculation shall be stamped, signed and dated by a California registered civil/structural engineer or licensed architect.
Building Plan Review Comments:Sheet G001: 2nd Review Comment: On the plan, please show/provide the following for accessible path of travel Provide/show an accessible path of travel from a public sidewalk to the area of alteration. Accessible parking stalls and accessible path of travel from the parking to the area of alteration. Provide details for accessible parking stalls and signage incompliance with 11B-502. Please clearly show/provide an accessible path of travel from the alteration/improved areas to the accessible restrooms. 2nd Review Comment: The response referenced to the CASp Report Appendix A. It appears that the report was incomplete. Please provide complete CASp report with cover page, summary of finding and recommendations. Also, please provide letter describing the program and a time line for when the accessible path of travel and restrooms improvement will be submitted.Restrooms serving the area shall be made accessible to persons with disabilities. Please provide restroom plans and details to show conformance with Chapter 11B, Division 6. (11B-202.4) 2nd Review Comment: The response referenced to the CASp Report Apendix A. It appears that the report was incomplete. Please provide complete and final CASp report with cover page, summary of finding and recommendations.Also, please provide letter describing the program and a time line for when the accessible path of travel and restrooms improvement will be submitted.Disable access compliance documentation form may be used to show the accessible features upgrade under this permit application. Please see attached. Sheet A401:Provide sections through the ramps to handrails and edge protection complying with Section 11B-505 and 11B-405.9, respectively. 2nd Review Comment: Detail 5/A461 – Please revise detail to show edge protection minimum 4” high, above the ramp surface. Sheet A501: New ramp to the pool viewing area: Provide ramp information to show compliance with Section 11B-405 and handrails complying with 11B-505. 2nd Review Comment: Please revise plan to show/provide handrail continuing horizontally; change of direction (flaring out in angle) is insufficient. Structural Review Comments: Foundation design: Please limit soil bearing pressure to 1500 psf; otherwise, soil report is required. 2nd Review Comment: Soil report – Soil reports shall be stamped, signed, and dated by a California licensed civil/structural or geotechnical engineer. Sheet S500: Under-water View StructureProvide detail to show connection of HSS columns to concrete pilasters. 2nd Review Comment: Detail 4B/S500 – Please clarify how the steel column will be welded between the precast steel plate and bottom of the steel column. Glass wall panel separating the pool and viewing area: Please provide testing report and specification to justify the structural capacity of the glass panel. Provide structural calculation and details for the glass wall panel support and attachment. 2nd Review Comment: The glass panel calculation shall be stamped, signed, and dated by a California registered civil/structural engineer or licensed architect.
