The applicant shall obtain clearances/approvals for the following, prior to building permit issuance: -Planning Division approval on the corrected/final set of drawings (647-5804). Previously approved plans should be submitted to expedite the process. -Police Department approval on the corrected/final set of drawings (647-5840). -Public Works Agency approval (647-5039). - School District Compliance Certificate; and a copy of the building permit application, signed by the plan check engineer, shall be required by the School District to verify the scope of the work. -Grading Permit. Application is made through the Building Safety Division (647-5800) and the plan review is by the Public Works Agency (647-5039). Sheet CV1.0: Revision delta number: This is the first building plan check – please omit cloud and plan check delta (apply to all plan sheets). NPDES NOTES: Please complete note with contact information. Please revise job address to show the half (1/2) address for the ADU. Building Codes: Please update code edition to the 2019 edition. Drawing Index: Please revise Drawing Index to include the general notes sheet, structural sheets, and Title 24 sheets. On the plan, please show surface drainage slope and pattern away from building walls and adjacent property. Sheet CV1.1: Bathroom notes, note #8 & Plumbing Fixture Schedule – Please revise note to reflect with the 2019 Plumbing Code and California Green Building Code. Plumbing flow rates are exceeding the allowable. Sheet A0.1: Surface Drainage: Grade shall be graded to allow water drain away from the building including the existing buildings (5% minimum). Please coordinate with grading plan. Please show dimension of the roof eave projection. Exterior wall located within 5-ft of the fire separation distance shall be protected with one-hour fire-rated wall. Please specify one-hour wall on plan, and provide construction detail of one-hour wall assembly. Clearly cross-reference detail onto the plan. Exterior wall located within 5-ft of the fire separation distance: Wall openings shall not exceed 25% of wall. Window schedule: Please specify SHGC equal to 0.23, per Title 24 calculation. Revise plan to provide 2x6 wall to accommodate R-21 wall insulation, per Title 24 calculation. Sheet A1.0: Please show kitchen exhaust fan/hood, minimum 100 cfm. On the plan, please show/provide whole house fan. Roof tile: Please coordinate and clarify with elevation note #1 on sheet A2.1. Is it title roof or shingle roof? Sheet A2.0: Existing building (main house) is not part of this permit application (scope of work), please remove existing building information from plan. Sheet A2.1: Siding: Please specify manufacturer’s name and ICC listing number for the siding. Please revise window openings and type to match with Window Schedule (slider). Sheet A2.2: Building Section: Please specify R-21 insulation for wall as required by the Title 24 calculation. Sheet A3.0: Window and door schedule are already provided on sheet A1.0 – Please omit duplicate information. Title 24 Calculation and forms: Please complete the Responsible Person Declaration Statement section, including name, signature and date. On the cover sheet (CV1.0): Please specify minimum 1.94 KWdc photovoltaic system will be installed prior to building final inspection sign off. Photovoltaic system will be submitted for plan check under a separate permit. Structural Comments: Please coordinate with architectural plan for wall thickness (2x6 wall studs). Coordinate and revise plans and details accordingly. Soil report: Please provide an addendum letter from the geotechnical (soil) engineer of record to validate the soil report dated on March 24, 2011 and design parameters under the current code edition (2019 CBC). Otherwise, provide updated report. Foundation: Please revise foundation plan to provide minimum 16” wide x 24” deep continuous footing, per soil report. Sheet S.1: Slab shall be minimum 5” thick per soil report, please revise slab specification. Sheet S.1: Please revise shear wall schedule to reference to 2019 CBC. Adjust shear wall capacity as necessary.
