The applicant shall obtain clearances/approvals for the following, prior to building permit issuance:
-Planning Division approval on the corrected/final set of drawings (647-5804). Previously
approved plans should be submitted to expedite the process.
-Public Works Agency approval (647-5039).
Sheet A-1:
Project Data: Plan indicated the building is equipped with Automatic Fire Sprinkler. Please verify if it is true. Coordinate and revise plan accordingly.
Project Data: Per information provided on sheet A-2, there was existing basement. Please specify basement’s area (square feet).
On the plan, please show surface drainage slope and pattern away from buildings (5% minimum at exposed earth area; 2% minimum on paved or concrete surface).
Structural detail sheets and Title 24 Energy Sheets – Please number plan sheets accordingly and incorporate with the Sheet Index.
Sheet A-2:
Extend existing bedroom #3: Please provide natural light, ventilation and emergency escape for the bedroom #3.
Lighting and ventilation opening shall be opened directly to the outside.
Emergency escape window shall be opened directly to the outside and giving direct access to the public way. The basement access shall not block the emergency escape window and access way.
New sliding door at master bedroom: Please specify the height of the sliding door and tempered glass.
Window C at new kitchen nook: Please specify tempered glass.
Please provide an exhaust fan in the new bathroom.
Please provide an additional smoke alarm and carbon monoxide alarm outside of bedroom #1.
Please provide/show an exterior landing at new door 3 at rear of new kitchen nook and sliding door 6 at new master bedroom.
Please provide building cross-sections to show building envelope including wall, floor and roof insulations. Coordinate with Title 24 calculation.
Demo plan:
Please provide a demolition plan to show existing wall vs. wall to be removed.
Structural Review Comment:
Detail 12/S-2: ceiling to rafter lap connection (tie) appeared overstressed. Please provide calculation for ceiling to rafter tie connection.
Provide detail to show ceiling to ceiling lap connection.
Please provide detail at the new 4x10 floor beam to show existing roof frame to new beam.
Calculation beam 3: please show interior bearing location of the existing main roof frame to verify the distribution loads from the existing roof.
Roof shall not be provided over the open space between kitchen nook and bedroom room, if light and ventilation, and emergency escape are required for the bedroom.
Provide shear wall the following location:
At right wall of new nook.
At left wall of new bedroom extension.
Please reference detail 9/S-2 at the end of 4x10 beam over the kitchen nook, and each end of beam over bedroom extension.
Detail 8/S-2: Please revise detail to show raised foundation condition.
Detail 2/S-2: Please revise detail to delete the 12” minimum dimension – 18” separation between grade and floor joist.
Interior concrete pad: Please specify 18” deep footing minimum.
Detail 2/S-2: Please revise detail to show/provide minimum 18” deep footing.
