The applicant shall obtain clearances/approvals for the following, prior to building permit issuance: -Planning Division approval on the corrected/final set of drawings (647-5804). Previously approved plans should be submitted to expedite the process. -Police Department approval on the corrected/final set of drawings (647-5840). -Public Works Agency approval (647-5039). - Proof of Worker's Compensation Insurance shall be required at the time of permit issuance. - School District Compliance Certificate; and a copy of the building permit application, signed by the plan check engineer, shall be required by the School District to verify the scope of the work. Sheet A-1: There are too many information provided on the site plan. For clarity, please provide additional site plan just show the property lines, building layout, existing construction and new construction. Clearly distinguish existing vs. new construction (additions) by either shade the area of additions. Duplicate information from Demo plan A0-1 may be omit for clarity. Sheet A-3: Attic calculation areas referenced to sheet A-2 was not applicable. Please coordinate and revise plan accordingly. Wall Legend: Please coordinate the wall to be remove wall legend with wall below as showed on the floor plan. For clarity, please differentiate wall to be removed and wall below. Sheet A-4: Keynote #11 – Please specify radiant barrier is required. North Elevation: Please coordinate low roof with the window sill. The window sill should be located above the lower roof line and recommended to be well above the roof line to keep rain water not enter into the window opening. Sheet A-7: Building Section C: Please coordinate with low roof line with the window opening see Sheet A-4 comment #2 above. Building Section D: Beam above garage – This beam is supporting the floor separating between garage and living space. Therefore, the beam and its support shall be wrapped with 5/8” type ‘X’ gypsum board. Please show details for beam and posts that supporting the beam. Sheet E-1 & E-2: Please provide/show whole-house fan. Structural Review Comments: Sheet S-3: Please specify full height stud wall at wall adjacent to stairway. Sheet S-3: Full height shear wall is required at exterior wall adjacent to the stairway. See first floor framing plan. Truss by other: On the plan, please specify spacing of roof truss. Sheet S-2: First Floor Please show/provide shear wall at wall line SW-E. At line SW-E: Please provide drag strap between 4x10 header to wall. Please provide drag strap between BM-1, at the left of wall line SW-4, to wall. Please provide detail to show shear transfer between 2nd floor wall to lower roof diaphragm (at BM 4x12) Lateral resisting system should be provided at the front of garage. Please provide HFX at front garage wall. Shear wall should be provided at the exterior wall of the stairway. Sheet S-1: Foundation Please show shear wall and holddown at exterior wall of stairway. Show/provide HFX at garage front wall. Detail 12/SD-1 & 8/SD-1: Please revise detail to provide minimum 8” separation between exposed earth and wood post.
