Please see corrections on submitted plans. Red marked set must be returned with revised plans. Plans resubmitted without the red markup set may result in delayed review time and additional plancheck fees.
This review does not include mechanical, plumbing or electrical work. Separate plans, applications, fees, plan checks, and permits are required for mechanical, plumbing, and electrical work. Call 647-5800 for information.
The applicant shall obtain clearances/approvals for the following, prior to building permit issuance:
-Planning Division approval on the corrected/final set of drawings (647-5804). Previously
approved plans should be submitted to expedite the process.
-Police Department approval on the corrected/final set of drawings (647-5840).
Show type of construction on the cover sheet.
Add occupancy group assigned to the residential apartment above the garage to the cover sheet.
Sheet A-3. Provide missing notes delta #1 through delta #3 on plan.
All structural sheets. The engineer in record shall provide the signature date on plan when plans are signed.
The structural calculation shall be signed and dated on the cover page.
The structural calculation shall be updated in accordance with 2019 CBC. Please update the reference code in ENERCALC software. Update all structural calculation.
Clearly identify all design assumptions & load criteria on the plans. As a minimum:
- Dead Loads of roof/ceiling, floors, exterior/interior walls (R301.2.2.2.1);
- Live Loads for roof, attics with limited storage, attics without storage, habitable attics and attics
served with fixed stairs, floors, and balconies/decks, and stairs per Tables R301.5 & R301.6;
- Wind Loads per Section R301.2.1and wind exposures per Section R301.2.1.5;
- Seismic Loads per Section R301.2.2;
- Local Jurisdiction Design Criteria per Table R301.2(1)
Provide an accurate and complete listing of required special inspections pursuant CBC 1704 specific to this project. This should appear in prominent position on the cover sheet of the plan. Alternatively, provide a clear note in a prominent position on the cover sheet which states what sheet of the plans the list of special inspections specific to this project may be found.
Please include live load and live load from the slab in the beam calculation. Show tributary area how the load is obtained.
Provide calculation for the 8” concrete shear wall. Show demand force, design concrete, reinforcement, check horizontal and overturning force and design dowel.
Sheet S-2. Detail 3, provide and design dowel on the top of the concrete shear wall to the slab above to transfer lateral force from the diaphragm to the shear wall.
Provide foundation plan to show length, width and location of the new continuous footing.
