If you feel that an item is not applicable to your project, note “N/A” and discuss the reason with the plan checker.Please indicate the sheet number and detail to the right of each correction, or note the number on the plans where the correction is made. Resubmit marked original, calculations and this correction sheet. A separate sheet for response may be used.Resubmit 3corrected sets of plans. The applicant shall obtain clearances/approvals for the following, prior to building permit issuance: -Planning Division approval on the corrected/final set of drawings (647-5804). Previously approved plans should be submitted to expedite the process. -Police Department approval on the corrected/final set of drawings (647-5840). -Public Works Agency approval (647-5039). - Proof of Worker's Compensation Insurance shall be required at the time of permit issuance. - School District Compliance Certificate; and a copy of the building permit application, signed by the plan check engineer, shall be required by the School District to verify the scope of the work. Sheet TS: Please note plan: New concrete slab top elevation shall be equal or higher than the existing building lowest adjacent elevation. On the plan, please show site drainage slope and pattern. Sheet A1: Demo plan: Please show part of the existing rear wall will be removed, and removed wall for new window at (E) bedroom #2. Sheet A2: The new theater room could be potentially used for sleeping purpose, please remove door opening between garage and theater room. New bedroom 3: the 3040 window did not meet minimum opening for emergency escape opening. The escape opening shall have a minimum net clear opening of 5.7 sq. ft. with 24" minimum net clear height and 20" minimum net clear width. Escape window shall have a finished sill height not more than 44" above the floor. At grade-floor is allowed to have escape opening of 5.0 sq. ft. (R310.1) On the plan, please show/provide door landing at exterior doors. Landing shall be minimum 36” measured in the direction of travel, and width equal to door opening. Existing wall between garage and residence: Please verify and provide minimum 1/2-inch gypsum board on the garage side; extended from foundation to the roof sheathing. (R302.6) Please specify tempered glass for glazing in door and within 24” of door. Specify tempered glass for window adjacent to bathroom shower and tub. Show kitchen as new addition – change wall type. Sheet A3: Please show/provide AFCI/GFCI receptacle outlet at new kitchen counter island. Note on plan: Mechanical, Electrical and Plumbing were not part of this plan approval. MEP are subject to field inspection. Whole house vent is required. On the plan, please show/provide whole house vent. Title 24 sheet T24: Condition space floor area: Please verify floor area with architectural floor plan. It appeared understated. Cool roof is required. On the plan (sheet A4), please specify cool roof and CRRC number. Please provide building sections to show building envelope, including wall and roof insulation. Structural Review Comment: Roof framing was incomplete and details callout were not applicable. Plan review will continue at time of resubmittal. Ridge beam is required over the new kitchen area. Please revise plan and calculation accordingly. Detail 22/D1 called out at new 5-1/8 x 12 was not applicable. New roof framing over existing roof framing at the garage: Please show support and reinforce existing roof for new roof framing. Please provide building section to show interior support of new roof framings. Interior walls were removed to make open family room: Please show interior support of existing roof framings. Typically, purlin and braces were used on existing building. Provide beams/headers to replace existing wall to be removed. On the plan, please clearly show location and limit of California Frames. Please provide shear wall at the original rear wall (along bedroom 1 rear wall line). Provide detail to show shear transfer at shear wall between bedroom 3 and 2. Please provide drag strap along new beams (4x12 and 3-1/2 x 11-7/8 GLB) into the shear wall. Provide details to show transfer of lateral loads from roof sheathing to shear wall (at interior and exterior conditions). Details shall be clearly cross-referenced onto the plan. Sheet S1: Foundation Note 3: minimum 18” deep footing is required. Detail 1/D1 called out at garage wall and residence was not applicable. Please provide detail to show change in elevation between residence and garage slab. Provide pad footing to support new beams. Pad supporting Strong Wall appeared undersized. Please verify with Strong Wall standard sheets and details. Calculation: Please provide a schematic plan to identify beam number and shear wall line so it can be easily to follow. Roof dead load of 7 psf appeared understated. Beam supporting both roof and ceiling shall include roof insulation and ceiling drywall and finish. Please revise calculation accordingly. On the plan, please show/provide show hold-down at each end of shear wall panel. Provide detail and clearly cross-reference detail onto the plan. Simpson Strong Wall: Please provide Strong Wall standard details.
