General Comments & Approval
All items noted on this plan check report must be addressed. If you feel that an item is not applicable to your project, note “N/A” and discuss the reason with the plan checker.Please indicate the sheet number and detail to the right of each correction, or note the number on the plans where the correction is made. Resubmit marked original, calculations and this correction sheet. A separate sheet for response may be used.Resubmit 2corrected sets of plans.Please return marked up set of drawings with corrections.This review does not include mechanical, plumbing, fire sprinkler system, or electrical work. Separate plans, applications, fees, plan checks, and permits are required for mechanical, plumbing, fire sprinkler systems, and electrical work. Call 647-5800 for information.The applicant shall obtain clearances/approvals for the following prior to building permit issuance:
- Planning Division approval on the corrected/final set of drawings (647-5804.) Previously approved plans
should be submitted to expedite the process.
- Fire Department approval on the corrected/final sets of drawings ((714)573-6100)
- Police Department approval on the corrected/final set of drawings (647-5840)
- Public Works Agency approval (647-5039)
- Proof of Worker’s Compensation Insurance shall be required at the time of permit issuanceSheet G-001:On the plan, please specify the area in square-feet for the proposed equipment platform. Equipment Platforms shall comply with Section 505.3. The aggregate area of all equipment platform within a room shall not be greater than two-thirds of the area of the room in which they are located. Please coordinate and revise plan accordingly. 2nd Review Comment: It appears that a second floor is created. A full building analysis and egress system are required for the second floor space. Otherwise, provide the following: Revise plans and building sections to limit storage space ceiling height to 5-ft height maximum. Change the wording from all of the plans to indicate it as “attic mechanical space” instead of “equipment platform”. Clearly specify on plan the “Un-finished attic mechanical space will be used for building mechanical equipment only and it is not an occupyable space”.Sheet A-204: Revise note to indicate ladder for attic access. Sheet A-204: Please provide/show guardrails at the area open to the receiving area below. Sheet A-302, Equipment Platform RCP: Please remove ceiling lights and limit to maximum of one fixture directly over of each mechanical unit. Reminder: Additional plan check fees will be required. 2nd Review Comment:On the plan, please list the square footage of the proposed attic.2nd Review Comment: On the, please list all the equipment which will be submitted under a separate submittal. Sheet A-100: Each exit shall be continuous to a public way in accordance with Section 1009.2. Please show on plan. 2nd Review Comment: There were vehicular gates on the two side of the building – please provide pedestrian gate(s) with required hardware to give access to the public way from the side and rear exit doors. Provide details. New Sheet A-101: 2nd Review Comment –
Plan must be legible. Please change drawing line weight and contrast.Please rotate plan so that it will have same orientation with the existing site plane. Show StreetPlease show/provide detectable warning (truncated dome) outside of the right side entrance door, where zero curb are provided between the walk and vehicular area. New ramp, Referenced detail 1/A.504: Please revise plan to provide 6-ft landing at the bottom of ramp and the landing shall not encroach into the public right of way. Sheet A-110:Doors at corridor: Two consecutive doors shall be located at a distance of minimum 48” clear, measured at any point of doors. Please coordinate and revise plans accordingly. (1010.1.8)2nd Review Comment: Response was insufficient. The 48” clear shall be measured at any point of doors. Please reset walls to provide required clearance between doors. 2nd Review Comment: Dry room 1 and 2 – Please provide exit door to give direct exit to the corridor. Sheet A-200:Wall details are provided but they were not clear where they are occurred. It may be difficult for the contractor and City’s inspector to figure out which details are applicable. Please renumber details in a numerical order and clearly cross-reference details onto the Partition Plan (A-202) so that wall construction detail can be easily located. Sheet A-202 & A-203: Please clearly provide wall details references for wall construction details. 2nd Review Comment: Sheet A-202 – Please clearly reference to sheet A-200 for wall information and details. Please provide restroom plans to show accessibility requirements per Chapter 11B-Divison 6. 2nd Review Comment: On the plan, please clearly referenced to detail 1 and 2 on sheet A-404 for enlarged restroom plans and details. On the plan, please provide/show door landing and maneuver spaces on both side of doors per Section 11B-404.2.4. 2nd Review Comment: For clarity, please show required dimensions for the maneuver space. Sheet A-204 & A-302: Please coordinate with comment #1.a on Sheet G-001 for the allowable area of the proposed equipment platform. Coordinate and revise plans accordingly. 2nd Review Comment: It appears a second floor is created. Please coordinate with comments under Sheet G-001. Sheet A-301: On the plan, please specify ceiling finish information and provide construction detail for ceiling finish. Details shall be clearly cross-referenced onto the plan. 2nd Review Comment: Response was incomplete. Please provide construction details for ceiling assembly and clearly cross-reference onto the plan. And coordinate with comments under sheet G-001, since ceiling height may be changed. Sheet A-404:Restroom accessories, including grab bars, toilet paper dispenser, mirrors, benches, etc. – Please show accessories complying with the accessibility requirement. Show required dimensions. 2nd Review Comment: Please show 60” turning circle within the restroom. Sheet A-411 through A-A15: Equipment Platform level: Please coordinate with comments on Sheet G-001. Proposed EquipmentTank room: Please provide equipment schedule and provide structural calculation and detail for equipment support and attachment. 2nd Review Comment: Structural calculation and details were not provided for the tanks. Please provide calculation and anchorage details. Provide structural calculation and plans for equipment support and attachment. 2nd Review Comment: Please provide the following: Sheet S-202: Per structural calculation, the mechanical unit will carry by at least eight (8) floor joists. Please clearly incorporate that information onto the framing plan and detail. Ground-mounted equipment at the rear of the building (see sheet A-400): Please provide structural calculation and details for equipment anchorage. Structural Review Comments: Please refer to the Proposed Equipment comments above for structural requirement for proposed equipment. Please remove note indicated “NOT FOR CONSTRUCTION” on the final plan.On the plan, please specify structural inspection are required for shear wall and post installed anchors. Sheet S-202: Please cross-reference detail 3/S-302 onto the plan (at the perimeter walls typical). Sheet S-202: Per structural calculation, the mechanical unit will carry by at least eight (8) floor joists. Please clearly incorporate that information onto the framing plan and detail.Referenced detail 16/S-301: Please revise detail specify anchor bolts per shear wall panel. The ceiling height of may be changed – Please coordinate with architectural plan and revised stud wall calculation may be required. Reminder: Final plan and calculations shall be stamped, signed and dated by the engineer of record.
