Add note to it that “under separate permit”. (Building division does not review landscape plans. They are for reference only). For the shade structure, submit architectural and structural design, calculation and details separately from the landscape plan to obtain permit. Please note that minimum 10 feet is required from the edge of the shade structure to any lot lines in accordance with CBC Table 602 and CBC 705.8.1 exception 2. Per referenced landscape plan, the fire separation distance is insufficient.Sheet A-0.3. Please provide trash enclosure wall construction details on the architectural plan and make cross-reference into the site plan note #12. Revise U-factor and SHGC value in the window and door schedule for new windows and glazed doors within the building envelope. Refer to the energy analysis for fenestration performance complying with 2019 California Energy Code. PC2: Revise SHGC value to 0.25 maximum. (Note, the submitted energy design is NOT in compliance with 2019 CEC, verify both U-factor and SHGC per revised energy design to avoid another plan check correction).EGRESSShow on the site plan the egress route from exits to the public ways.PC2: The second egress (with 15 occupant) to the parking lot is obstructed by the fence and vehicular gate. Please revise design (e.g. provide pedestrian walkway and side-hinged gate) orshow justification on the site plan to comply with CBC Section 1028.5 Exception.Exit illumination and exit sign requirements in accordance with CBC Section 1013 shall be shown on the drawings. Be specific as to the type of exit signs to be installed.Sheet A-2.0A. A ramp is not permitted within the required landings. All doors require a level floor landing on each side in accordance with CBC Sections 1010.1.5, 1010.1.6, 1010.1.7 and 11A (if applicable).Provide dimensions and slope for the required landing marked on the floor plan. Provide exit analysis and specified the occupant load at each exit doors. Provide dimension of the new gate to accommodate the required occupant load.Sheet A-2.1A. Note 18. New handrails are provided on the stairway. Cross-reference the design to this note and show following compliance:Stairways shall have handrails on each side and shall comply with Section 1014.CBC Section 1014.6. Handrails shall extend a minimum of 12” beyond the top nosing and 12”, plus the tread width, beyond the bottom nosing. At the top, the extension shall be parallel with the floor or ground surface. At the bottom, the handrail shall continue to slope for a distance of one tread width from the bottom riser; the remainder of the extension shall be horizontal.CBC Section 1014.3. Required hand rails shall comply with Section 1014.3.1 or shall provide equivalent graspability.CBC Section 1014.4. Handrail gripping surface shall be continuous, without interruption by newel posts or other obstructions.PC2: Per note #18 on A-2.1A, the information is referred to “exterior elevations”. I check sheet A-6.1 on note #15. I do not find any information specifically for item b and c. In addition, note #18 (A-2.1A) shows new handrail, but note #15 (A-6.1) shows existing handrails, please clarify.ACCESSIBILITYShow on the cover sheet the year of the first occupancy of the building.PC2: Not shown.Provide accessibility design in compliance with 2019 California Building Code Chapter 11A unless exceptions in section 1102A.2 apply.
