The applicant shall obtain clearances/approvals for the following, prior to building permit issuance: -Planning Division approval on the corrected/final set of drawings (647-5804). Previously approved plans should be submitted to expedite the process. - Fire Department approval on the corrected/final set of drawings (647-5839 or 647-5700). -Police Department approval on the corrected/final set of drawings (647-5840). -Public Works Agency approval (647-5039). - Proof of Worker's Compensation Insurance shall be required at the time of permit issuance. - School District Compliance Certificate; and a copy of the building permit application, signed by the plan check engineer, shall be required by the School District to verify the scope of the work. -Grading Permit. Application is made through the Building Safety Division (647-5800) and the plan review is by the Public Works Agency (647-5039). Sheet T-1: Please revise plan to include the half address (2730 1/2 Strawberry Ln) for the ADU. Apply to all sheets. Project Information: Please specify the buildings are sprinkler. Building Data: Please include the area of the Porch and Patio. Deferred Submittal: Please specify the minimum size (KW) of the PV system to be installed. Coordinate with Title 24 calculation. Sheet A-6: Window Schedule: Please revise remark note to specify U factor of 0.30 and SHGC of 0.21 (match Title 24 calculation). Structural Review Comments: Sheet S-7, ADU Sheet S-7: For clarity, please show lines to indicate shear wall panels. Provide lateral support for the front porch. Sheet S-6, Main house roof framing Structural calculation: Please provide a schematic plan with beam ID and shear wall location so that it can be easily located and followed. On the plan, please provide 4x14 hips, per calculation. On the plan, please show lines to indicate shear wall panels so that it can be easily located on the plan. Please show/provide gridlines on both directions so it can be easily referenced. Please provide detail to show attachment of double and triple members (beams). Provide details to show transfer of lateral loads from roof diaphragm to interior shear walls. Beam RB2: Please include points loads from both hip beams. Provide horizontal strap at north wall of bedroom 2. Sheet S-5, Main house Floor framing plan Please provide gridlines on both direction for future references. Please show lines to indicate shear wall panels so that it can be easily located on the plan. Please provide detail to show floor beams supporting floor joists. Please provide floor beam to support point loads from the roof framing above. Please coordinate and align all bearing locations from roof framing above. Floor joists: per structural calculation double floor joists are required for FJ3. Please coordinate and revise plan accordingly. Provide lateral support for the rear patio cover. Provide calculation and details. Provide details to show transfer of lateral loads from diaphragm to shear walls (at interior and exterior shear walls). Floor diaphragm opening: Please provide lateral support along beam B7 & B8. Over family room: Please provide blockings and align framing to support shear wall above. Where 2nd story shear wall and 1st story shear wall does not align, supporting members shall be designed with seismic forces and omega factor (overstrength factor). Floor diaphragm and low roof diaphragm (vertical discontinuity): Please provide calculation and details for shear transfer from the floor and diaphragm to adjacent shear wall panels in accordance with Section 12.3.3.4, ASCE7-16. Revise detail 11/S3 and 20/S2 as necessary. Foundation Plans Please submit foundation plans and details to the geotechnical engineer for review and approval. The foundation plans should be “review” stamp by the geotechnical engineer of record for general conformance with the soil report recommendation.
