The applicant shall obtain clearances/approvals for the following, prior to building permit issuance:
-Planning Division approval on the corrected/final set of drawings (647-5804). Previously
approved plans should be submitted to expedite the process.
Sheet A-01:
On the plan, please show top and bottom landing – show dimensions (48” minimum).
2nd Review Comment: On the plan, please show minimum 48” clear level landing at the bottom of the stairway, and show/provide protection (barrier) from vehicles.
3rd Review Comment: Response was insufficient. Please show/specify 48” landing at the bottom of the stairway on sheet A-01, and revise plans on sheet S-1 to relocate the bollard further away from the stairway landing to give clear access from and to the stairway.
Please show handrail extensions at top and bottom of stairway. 12” horizontally at top landing and 12” plus tread depth. Similar to figure below:
2ndReview Comment: Handrails detail provided on sheet S-1 was insufficient. Please provide the following:
Please show handrails height at 34”-38” from finish floor.
3rd Review Comment: handrails and guardrails detail provided on sheet A-01 and S-1 were not correct. Please revise detail to show handrail at 34”-38” height from finish floor/tread, including top and bottom handrail extension.
Show guardrail height at 42” minimum above finish floor.
3rd Review Comment:handrail extension at top landing and guardrail are at two different heights. Please revise plan accordingly.
Show handrail extension at bottom landing as showed above.
3rd Review Comment: Please show dimension for the bottom handrail extension = 12” + tread depth (11”).
Plan check comments were not resolved, additional plan check fee will be required.
