The applicant shall obtain clearances/approvals for the following, prior to building permit issuance: -Planning Division approval on the corrected/final set of drawings (647-5804). Previously approved plans should be submitted to expedite the process. Please provide Sheet Index on the cover page. Sheets shall be labeled and number in sequence. Plans shall be drawn to scale and be legible. General note 1: Please revise note to specify all work shall be done in accordance with the 2019 California Residential Code, California Building Code, California Electrical Code, and California Plumbing Code. Foundation detail: Footing shall be minimum of 18” deep below finish grade with 2-#4 bar at top and bottom (total 4 rebar). Foundation detail: Wood soleplate shall be located minimum 8” above grade. Please revise detail accordingly. Foundation Plan: Please provide foundation plan in plan view. Wall locate less than 5-ft from the property line shall be protected with minimum one-hour fire-rated construction. Please show one-hour wall and provide construction detail for one-hour wall assembly. Please show eave projection. Eave shall be protected on the underside of eave with one-hour construction, and shall not projected into the 2-ft of the fire separation distance. Please verify storage dimensions and distance setback from the property lines. Coordinate with site plan and area tabulation. Storage floor area of 385 sq.ft. showed under the Lot Coverage Tabulation appeared understated. Please verify and revise plan accordingly. Separately, please provide a complete existing floor plan of the unpermitted living quarter, and new/legalize storage room. All electrical, plumbing and mechanical shall be disconnected and removed from storage structure. Structural plans and calculation are required. Please provide complete structural plans and calculation for the structure and patio cover. Plan review will be continued at time of resubmittal. Final plans and calculation shall be stamped, signed, and dated by a California registered civil engineer or by a California licensed architect.
