If you feel that an item is not applicable to your project, note “N/A” and discuss the reason with the plan checker.Please indicate the sheet number and detail to the right of each correction, or note the number on the plans where the correction is made. Resubmit marked original, calculations and this correction sheet. A separate sheet for response may be used.Resubmit 3corrected sets of plans. The applicant shall obtain clearances/approvals for the following, prior to building permit issuance: -Planning Division approval on the corrected/final set of drawings (647-5804). Previously approved plans should be submitted to expedite the process. -Police Department approval on the corrected/final set of drawings (647-5840). -Public Works Agency approval (647-5039). - School District Compliance Certificate; and a copy of the building permit application, signed by the plan check engineer, shall be required by the School District to verify the scope of the work. -Grading Permit. Application is made through the Building Safety Division (647-5800) and the plan review is by the Public Works Agency (647-5039). This project is in a special flood hazard area designated on the flood insurance rate map (FIRM) as zone A or AE. This zone requires that the lowest finish floor elevation (including basement) of the structure shall be at (or above) base flood elevation determined by a hydrology study for the A zone, or at (or above) the base flood elevation specified for the AE zone, on the flood insurance rate map. All elevations must be referenced to the National Geodetic Vertical Datum. Reference should be made to the Flood Plain Management Ordinance, Santa Ana Municipal Code, Chapter 7, for complete requirements. Drawings shall show compliance with said ordinance including noting flood zone and finish floor elevation." Note on plans: "A Federal Emergency Management Agency National Flood Insurance Program ELEVATION CERTIFICATE shall be completed by a California Licensed Land Surveyor or California Registered Civil Engineer who is authorized to practice land surveying. The completed ELEVATION CERTIFICATE must be submitted to the Building Inspector at the time of foundation inspection, and a final certificate must be submitted at the time of final inspection." Provide hydrology study to determine the base flood elevation (BFE). Final plans and calculation shall be stamped, signed and dated by the engineer of record. Sheet A1: Applicable Codes: Please include the 2019 California Green Building Code. Please show surface drainage slope and pattern away from all building foundation walls. Coordinate with Grading Plan. Wall located within 5-ft of the property line shall be protected with one-hour fire-rated wall. Please provide detail of one-hour rated wall assembly and clearly cross-reference onto the plan. On the plan, please specify a minimum of 2.0 KWdc photovoltaic system shall be installed prior to building final inspection sign-off. Photovoltaic system shall be submitted for plan review under a separate permit. Under Proposed Information: Flood Zone – Please specify zone A. Sheet A2: On the plan, please provide/show whole house vent. On the plan, please specify plumbing fixtures flow rates per 2019 California Green Building Code. Radiant barrier and cool roof are required per Title 24 calculation. On the plan, please specify Radiant barrier is required and specify CRRC number for the roofing. Please provide a building cross-section to show building envelope, including wall and ceiling insulations. Sheet A3: On the plan, please provide/show carbon monoxide outside of the existing sleeping rooms. Structural Comments: Sheet A5: Roof Framing Plan – The roof profile did not match with roof plan and elevations. The roof and elevations showed hips and gable end. Please coordinate and revise plan accordingly. Detail 7/SD1: 5-16d nails for rafter to ceiling lap connection were overstressed. Please provide calculation to justify the rafter-to-ceiling tie connection. Provide detail for ceiling-to-ceiling lap connection and clearly cross-reference onto the plan. 4x8 header/ceiling beam appeared overstressed. Please upsize header. Please specify headers at entry porch. Sheet A4: Foundation Plan notes: Note #1: Please revise note to provide 15” wide x 24” deep with 2-#5 at top and bottom. Note #2: Please revise note to provide 5” thick concrete slab with#4 at 12” on center, each way. New Patio Cover: Please provide complete structural framing, foundation support, details and structural calculation for the proposed patio cover.
