The applicant shall obtain clearances/approvals for the following, prior to building permit issuance:
-Planning Division approval on the corrected/final set of drawings (647-5804). Previously
approved plans should be submitted to expedite the process.
-Police Department approval on the corrected/final set of drawings (647-5840).
-Public Works Agency approval (647-5039).
- Proof of Worker's Compensation Insurance shall be required at the time of permit issuance.
- School District Compliance Certificate; and a copy of the Building Permit School Fee Worksheet, completed by the applicant and city staff, shall be required by the School District to verify the scope of the work.
Sheet G-1:
Please revise plan to provide one-half address (1415 ½ N. Forest Ave) for the proposed ADU. Apply to all sheets.
NPDES Notes: Note #1 – Please provide emergency contact information.
Please note on plan: Mechanical, Electrical and Plumbing (MEP) are not part of this plan review and approval. MEP are subject to field inspection.
Sheet A-1:
Please provide Wall Legend to show 2x6 exterior wall and 2x4 interior wall.
Revise building sections cross-reference to sheet A-2.
Exterior wall line 1: Wall located less than 5-ft from the property line shall be constructed with a one-hour fire-rated wall. Please show one-hour wall and provide construction detail for the one-hour fire-rated wall assembly.
On the plan, please show/provide an exhaust fan in the kitchen area.
On the plan, please provide/show whole-house vent.
On the plan, please show mini split system.
It’s recommended to provide front door protection over the entry door.
Sheet A-2:
Building Sections: For clarity, please specify 2x6 wall studs for the exterior wall and 2x4 wall studs on the interior walls.
Structural Review Comment:
Roof framing Plan: Detail 12/D1 called out at gridline A, B, and C are not applicable. Please revise detail call out to show roof eave condition.
On the plan, please specify Balloon Frame wall at line 1 and 2.
Building Cross-section referenced to sheet A-3 was not applicable. Please revise section callout to sheet A-2 for building sections.
At line C: Please provide an addition shear wall panel to the right side of the building (front of living room), to limit any torsional effect on the diaphragm.
Roof diaphragm: Please provide detail to show shear transfer between the high and low roof (above the kitchen/bedroom wall line).
