The applicant shall obtain clearances/approvals for the following, prior to building permit issuance:
-Planning Division approval on the corrected/final set of drawings (647-5804). Previously
approved plans should be submitted to expedite the process.
-Police Department approval on the corrected/final set of drawings (647-5840).
-Public Works Agency approval (647-5039).
- Proof of Worker's Compensation Insurance shall be required at the time of permit issuance.
- School District Compliance Certificate; and a copy of the building permit application, signed by
the plan check engineer, shall be required by the School District to verify the scope of the work.
Sheet A-0:
Please revise job address to ½ address (1030 ½ W. 19th street). Apply to all plan sheet.
Please specify applicable codes: 2019 California Building Code, 2019 California Residential Code, 2019 California Mechanical Code, 2019 California Electrical Code, 2019 California Plumbing Code, 2019 California Energy Code, and 2019 California Green Building Code.
On the plan, please specify the information for the existing building (house).
Sheet A-1:
For clarity, please show location of the new building entrance door.
Site plan: Please show distance between the property line and the existing building (proposed ADU).
Exterior walls located less than 5-ft from a property line shall be of one hour construction.
Exterior walls located less than 3-ft from a property line – No opening shall be provided.
Wall between 3-ft and 5-ft of the property line – 25% of wall openings are permitted.
Eaves projection – Provide one-hour protection on the underside of eave when eaves projected into the 5-ft of fire separation distance.
No projection beyond 2-ft of the fire separation distance. Revise elevation as necessary.
Sheet A-2:
On the plan, please show/provide exterior landing at the exterior door. Landing shall be minimum 3-ft measured in the direction of travel, and width equal to door opening.
Provide/show carbon monoxide in the living room.
Please provide an emergency escape opening/window.
The escape opening shall have a minimum net clear opening of 5.7 sq. ft. with 24" minimum net clear height and 20" minimum net clear width. Escape window shall have a finished sill height not more than 44" above the floor.
Provide / show whole-house vent.
Provide/show an exterior lighting at the exterior door.
Please show minimum dimensions for the shower. Shower compartments shall be not less than 1,024 sq. in. and also be capable of encompassing a 30” diameter circle.
Please provide/show exhaust hood/fan at kitchen.
On the please show/provide one-hour fire-rated wall as required per comments on sheet A-1.
Energy Conservation:
Please provide Title 24 Energy calculation and Compliance Forms.
Sheet A-3:
Existing garage (non-habitable space) to living space (habitable space) – Structural reinforcement is required. Please shear walls and provide details to show transfer of lateral loads from roof diaphragm (sheathing) to shear wall panels to foundation. Details shall be clearly cross-reference onto the plan.
