The applicant shall obtain clearances/approvals for the following, prior to building permit issuance: -Planning Division approval on the corrected/final set of drawings (647-5804). Previously approved plans should be submitted to expedite the process. - Fire Department approval on the corrected/final set of drawings (647-5839 or 647-5700). -Police Department approval on the corrected/final set of drawings (647-5840). -Public Works Agency approval (647-5039). - Proof of Worker's Compensation Insurance shall be required at the time of permit issuance. - School District Compliance Certificate; and a copy of the building permit application, signed by the plan check engineer, shall be required by the School District to verify the scope of the work. -Grading Permit. Application is made through the Building Safety Division (647-5800) and the plan review is by the Public Works Agency (647-5039). Sheet T-1: Title Sheet Please specify unit number for the existing and new dwelling units. Scope of Work: please revise scope of work to specify new construction of two (2) detached accessory dwelling units, 800 square feet each (1600 square feet total). Building Code: Please revise the abbreviation CBC for California Building Code, and specify 2019 California Residential Code (CRC). Please provide the following information on the cover page: Specify minimum photovoltaic (PV) in Kilowatt will be installed for each accessory dwelling unit. Coordinate with Title 24 calculation. Note on plan: Photovoltaic system will be submitted under a separate submittal and shall be installed prior to building final inspection sign-off. Sheet SP-1: Site Plan Please label/identify Unit number on the plan. Show surface drainage system away from the building wall foundation (5% minimum). Sheet A-1: Floor Plan Scope of Work: please revise scope of work to specify new construction of two (2) detached accessory dwelling units, 800 square feet each (1600 square feet total). For clarity, please remove clouds and delta number. Please provide/show whole-house vent. Sheet A-2: Elevations and Sections On the plan, please show finish grade line. Sheet AD-1 Please clearly cross-reference details onto the plan. Structural Comments Detail 6/S3: Please specify roof rafter to ceiling joist (tie) lap connection (nailing). Carport roof framing: Please provide ceiling beam to support the ridge/hip apex. Hips are structural hips: Please provide calculation for the hips and provide hip support (at both ADU and carport structures). Detail 18/S3: Please show/provide minimum 8” between grade and wood post. Detail 1/S3: Please revise detail to provide minimum 24” deep footing, per soil report. Carport slab – please provide minimum 6” thick concrete, per soil report. Sheet S1: Please specify concrete strength,fc’ = 4500 psi, per soil report. Please submit foundation plan and details to the geotechnical engineer of record for review and approval for general compliance with the soil report recommendation.
