The applicant shall obtain clearances/approvals for the following, prior to building permit issuance:
-Planning Division approval on the corrected/final set of drawings (647-5804). Previously
approved plans should be submitted to expedite the process.
-Police Department approval on the corrected/final set of drawings (647-5840).
-Public Works Agency approval (647-5039).
- Proof of Worker's Compensation Insurance shall be required at the time of permit issuance.
- School District Compliance Certificate; and a copy of the building permit application, signed by
the plan check engineer, shall be required by the School District to verify the scope of the work.
Sheet 1:
Reminder – please revise job address for the half (1/2) address.
Note on plan: Mechanical, Electrical and Plumbing (MEP) are not part of this plan review and approval. MEP are subject to field inspection.
Sheet 2:
Window Schedule: Please specify U-factor = 0.29 and SHGC = 0.19.
Water heater closet: Please provide door on the exterior side for access from both parties (units).
On the plan, please show door landing, minimum 3-ft measured in the direction of travel.
Wall between ADU and main house shall be protected by one-hour fire-rated wall. Please show one-hour wall and provide construction detail for the one-hour wall assembly. Wall shall be extended from floor/slab to roof sheathing.
New bathroom: Please revise shower layout and show access way to the shower compartment.
Provide/show exhaust hood/fan in the kitchen area.
Please provide building section(s) to show building envelope and separation. Show wall and roof insulations.
On the plan, please provide attic access and ventilation over the ADU.
On the plan, please show heating source for the ADU.
Structural Review Comment:
Please provide minimum 4-ft braced wall panels at the north wall.
Please show/provide ceiling joist information. Ceiling joists may need to be reinforced for ceiling drywall. Check ceiling joist span limit (21’-6”).
Provide detail for new infilled wall at exterior garage door opening. Provide concrete curb.
Please provide detail for slab moisture barrier.
Braced wall detail on sheet 2: Please revise detail to use concrete epoxy ESR-2508.
