Separate plans, applications, fees, plan checks, and permits are required for mechanical, plumbing, and electrical work. Call 647-5800 for information. The applicant shall obtain clearances/approvals for the following, prior to building permit issuance: -Planning Division approval on the corrected/final set of drawings (647-5804). Previously approved plans should be submitted to expedite the process. - Fire Department approval on the corrected/final set of drawings (647-5839 or 647-5700). -Police Department approval on the corrected/final set of drawings (647-5840). -Public Works Agency approval (647-5039). - School District Compliance Certificate; and a copy of the building permit application, signed by the plan check engineer, shall be required by the School District to verify the scope of the work. -Grading Permit. Application is made through the Building Safety Division (647-5800) and the plan review is by the Public Works Agency (647-5039).See PC2 comment on item #5 below. The lot shall be graded to drain surface water away from the foundation wall. Show compliance with at least one of the following method: Show the grade falls a minimum of 6 inches within the first 10 feet (5% slope) of exterior walls. Show drains or swales to ensure drainage away from exterior walls. (apply to all buildings) Show impervious surfaces within 10 feet of the building foundation with a minimum slope of 2% away from the exterior walls. PC2: Refer to PCC-15 Grading Permit Requirements for Detached ADU Projects and PCC-16 Detached ADU - Grading Permit Exemptions Checklist. Those two sheets are attached in the email. There are two options regarding grading permit requirement: Option 1. Provide grading plan and submit for review and approval to obtain grading permit. Option 2. Not obtain grading permit by complying with grading permit exemption. Fill out sheet PCC-16 and provide drainage plan, prepared, stamped and signed by a license Civil Engineer. Refer to sheet PCC-15 showing drainage design on the drawing. Notes alone without drainage plan will not be accepted.Revise job address to 2114 1/2 S Cedar St on all sheets, energy design and structural calculations.PC2: Revise title block on sheet GRN-1, GRN-2, SNS-1, energy CF1R form page 1 item 03, structural calculation and soils report.Sheet A-1. Revise square footage of the ADU (808 sf.) and porch (23 sf.).PC2: Sheet A-1. Update the building width to 20’-6” per floor plan.Sheet A-1. Specify the roof-eave dimension onthe site plan. If the distance of the roof eave is less than 5-foot to the property line, An one-hour fire-rated construction is required on the underside of roof eave (show detail).Sheet A-2. Provide an accessible outlet (GFI/WP) on balconies, decks, or porches of dwelling units.Sheet A-2. For prescriptive method, submit and complete 2019-CF1R-NCB-01-E form or provide performance method. Incorporate all CF1R pages on sheet T-24. Note that new corrections may apply.PC2:Add note to the job description that solar PV capacity 1.94 kWdc is required to be installed.Add note to cover sheet that minimum 1.94 kWdc residential solar PV system is required and under separate permit.Sheet A1. Cool roof is required by energy analysis. Please verify the proposed GAF shingle meets cool roof performance. Specify following information for the roof covering on plan: CRRC rating number.Thermal emittance value. (must greater than 0.86)3 years aged solar reflectance value. (must greater than 0.26)The conditioned floor area and slab area shall match the proposed building.GREENFill out CalGreen Residential Checklist form and incorporate it into the drawings. Revise shower head water flow to 1.8 gpm per 2019 CALGreen.SOILS Submit two (2) copies of a geotechnical report for the subject project in accordance with CBC Section 1802. The geotechnical engineer shall include in said report applicable items noted under CBC Section 1803.6. Submit a review letter by soils engineer and incorporate any requirements and recommendations into the plans. PC2: Submit the review letter indicating that the foundation design is reviewed by the soils engineerand concurs that the plans are in conformance with the soils report recommendations.The soils report requires foundation excavations to be reviewed by soils engineer. Note on the foundation plan "Prior to requesting a Building Department foundation inspection, the soils engineer shall inspect and approve the foundation excavations".STRUCTURALSheet S-1. Unable to review structural design. Refer to roof framing plan and foundation plan, the structural design does not match the building floor plan layout. Please review and revise structural calculation, roof framing plan, and foundation plan and connection details. Note that new corrections may apply.NEW CORRECTION BASED ON THE REVISED STRUCTURAL PLANS:It appears the structural calculation (received date: 07-29-2020) does not match the structural plans. Please revise and submit new calculation.Sheet S1. Specify minimum width of 15” and minimum embedment of 18” of the continuous footing below adjacent grade.Sheet S1. Specify minimum embedment of 24” of the isolated square pad footing below adjacent grade.Provide capillary break under the concrete slab in accordance with 2019 CALGreen Section 4.505.2:4 inch base of ½ inch or larger clean aggregate shall be provided with a vapor barrier in direct contact with concrete. Revise notes on plan and notes in the details.
