The applicant shall obtain clearances/approvals for the following, prior to building permit issuance:
-Planning Division approval on the corrected/final set of drawings (647-5804). Previously
approved plans should be submitted to expedite the process.
-Police Department approval on the corrected/final set of drawings (647-5840).
-Public Works Agency approval (647-5039).
- Proof of Worker's Compensation Insurance shall be required at the time of permit issuance.
Sheet A2:
On the plan, please show/provide door landing on the exterior side of each exterior door. Landing shall be minimum of 3-ft measured in the direction of travel and width equal to door opening. Landing shall not located more than 7.75” below the door threshold. Provide typical detail to show landing and steps.
Bi-folding door 7: Please specify tempered glass for glazing in door.
It’s not recommended to have a direct opening between a carport and a bedroom. Please consider provide a door at the Utility room instead.
At new vaulted ceiling: Ceiling are exposed – Provide
Sheet A3:
Please show/provide smoke alarm inside and outside of each sleeping room.
Provide carbon monoxide outside of each sleeping room.
Please show/provide exhaust hood in kitchen.
Energy Lighting notes: Please update notes to reflect/comply with the 2019 California Energy Code Lighting Measures.
Structural Comments:
Please provide building section through the living room and entry to show new ceiling elevations (flat vs. vaulted).
Please provide structural support for the existing high hip over the living room (between entry and living room). Provide details and clearly cross-reference detail onto the plan.
Please provide structural support for the hip and valley over the living room / kitchen area.
HSS ridge beam: 1” camber is required at the middle of the beam – Please specify on the plan. Otherwise, provide additional support to reduce beam span.
New pad footing, Detail 1/D1: Please provide minimum 18” deep footing.
Due to the removal of the interior walls to create “open-floor plan” concept, lateral supports of the existing building shall be provided/reinforced. Please provide shear walls and provide lateral analysis. Provide shear transfer details and clearly cross-reference detail onto the plan.
