The scope of shall specify the tenant improvement of the existing building, include new office space and lab space. Scope of work: The area of the improvement – please include the area of the whole suite. Specify on plan: Mechanical, Electrical and Plumbing are not a of this plan review and approval. Building Data: Please provide the following information on the plan: Please specify the total building areaSpecify the area of the subject suite.Specify occupancy groupsSprinkler or not SprinklerOn the plan, please specify what type of business for the proposed space. Sheet ST-1:It appears that there were multiple suites in the building – on the plan, please clearly specify/show suite number for each separate space. Coordinate with Planning Department for addressing. Specify the use of space and occupancy groups for the adjacent spaces. Occupancy separation may be required. Sheet ST-2:Restroom floor plan: Please show minimum 60” clear floor space for the water closet, measure from the side wall to the adjacent obstruction (lavatory). Elevation B: Please show toilet paper dispenser located at a distance of 7”-9”, measured from the front edge of the water closet to the centerline of the dispenser. And, show dimension for the side grab bar extended minimum 24” beyond the front edge of the water closet. All Gender Restroom: All gender restroom shall be provided with the following door symbol. Please revise door symbols details 2 and D. Sheet A-0:Please specify the use of space and occupancy groups for each suite. Sheet A-0.1:On the plan, please show an accessible route from the accessible parking stall to the building accessible primary entrance. Accessible route shall be 5% slope maximum, 2% maximum cross-slope and 48” minimum wide. Clearly show concrete cub and curb ramp where occurred. Please show/provide detectable warning and details where required. Accessible parking: Please provide parking details to show required dimensions, marking and signage. Details shall be clearly cross-referenced onto the plan. Building Analysis: Please coordinate building area with building information on sheet T-1. Information shall be accurate and consistence. Please specify number of story.S-2 occupancy: On the plan, please provide storage material information. Lab space: Please classify the occupancy group for the lab space. Occupancy classification shall comply with Chapter 3. The building was divided into multiple tenant spaces. Hence, office area may not be an accessory to S-2. Please clarify. Please justify the building is met nonseparated occupancies per Section 508.3. Otherwise, provide occupancies separation per Table 508.4. Please provide the following notes on the plan for door hardware: Egress doors/gates shall be readily openable from the egress ide without the use of a key or special knowledge or effort. (1010.1.9)Openable parts of such hardware shall be 34 inches minimum and 44 inches maximum above the finish floor or ground. The force for pushing or pulling open a door shall be 5-lb maximum. Operable parts shall be operable with one hand and shall not require tight grasping, pinching, or twisting of the wrist. A readily visible durable sign posted on the egress side on or adjacent to the main exit door stating: “THIS DOOR TO REMAIN UNLOCKED WHEN THIS SPACE IS OCCUPIED”, is required.
