If you feel that an item is not applicable to your project, note “N/A” and discuss the reason with the plan checker.Please indicate the sheet number and detail to the right of each correction, or note the number on the plans where the correction is made. Resubmit marked original, calculations and this correction sheet. A separate sheet for response may be used.Resubmit 3corrected sets of plans. The applicant shall obtain clearances/approvals for the following, prior to building permit issuance: -Planning Division approval on the corrected/final set of drawings (647-5804). Previously approved plans should be submitted to expedite the process. - Police Department approval on the corrected/final set of drawings (647-5840). -Public Works Agency approval (647-5039). - School District Compliance Certificate; and a copy of the building permit application, signed by the plan check engineer, shall be required by the School District to verify the scope of the work. -Grading Permit. Application is made through the Building Safety Division (647-5800) and the plan review is by the Public Works Agency (647-5039). This project is in a special flood hazard area designated on the flood insurance rate map (FIRM) as zone A or AE. This zone requires that the lowest finish floor elevation (including basement) of the structure shall be at (or above) base flood elevation determined by a hydrology study for the A zone, or at (or above) the base flood elevation specified for the AE zone, on the flood insurance rate map. All elevations must be referenced to the National Geodetic Vertical Datum. Reference should be made to the Flood Plain Management Ordinance, Santa Ana Municipal Code, Chapter 7, for complete requirements. Drawings shall show compliance with said ordinance including noting flood zone and finish floor elevation." Note on plans: "A Federal Emergency Management Agency National Flood Insurance Program ELEVATION CERTIFICATE shall be completed by a California Licensed Land Surveyor or California Registered Civil Engineer who is authorized to practice land surveying. The completed ELEVATION CERTIFICATE must be submitted to the Building Inspector at the time of foundation inspection, and a final certificate must be submitted at the time of final inspection." 2nd Review Comment: Please obtain the base flood elevation specified for the AE zone, on the flood insurance rate map. And, provide the completed Elevation Certificate. The Elevation Certificate shall be completed by a California Licensed Land Surveyor or California Registered Civil Engineer who is authorized to practice land surveying. Sheet A-1: Site plan: Please show surface drain slope and pattern away from the building foundation walls. Coordinate with grading plan. 2nd Review Comment: Please revise site plan to show minimum 2% slope for the surface drainage at the concreted area, and specify “coordinate with Grading Plans”. Please show/provide pool safety barriers from the proposed building (ADU). 2nd Review Comment: Response was incomplete. Please provide the following – Gates shall be swinging outward (away from the pool). Please revise plan accordingly. Audible alarm shall be provided at the ADU’s exterior doors. Sheet A-3: 2nd Review Comment: Attic spaces are provided over the bedroom and bathroom areas (see structural framing plan) – Please show/provide attic vents, and provide vents for space between each rafter bay. Sheet S-2: 2nd Review Comment: Framing plan is revised and ceiling joists are provided – please provide the following Ceiling joists are provided – Balloon frames are not required. Please verify and revise plans accordingly. Detail 14/S3 called out at line B: Please revise detail to show ceiling joists parallel to wall and perpendicular to roof rafter. Detail 5/S3 called out at line 2: Please revise detail to show wall top plates and ceiling joists. Please provide details at bedroom walls (line 1, A, B) to show transfer of lateral loads from roof diaphragm to wall. Beam RB-1 at line B: Please provide horizontal straps at each end of the beam to adjacent wall top plates, or blockings. Provide detail Section A-A: Minimum 1” air space is required between the roof insulation and radiant barrier. Please revise building section and verify with R-30 insulation thickness. Show
