The applicant shall obtain clearances/approvals for the following, prior to building permit issuance: -Planning Division approval on the corrected/final set of drawings (647-5804). Previously approved plans should be submitted to expedite the process. -Police Department approval on the corrected/final set of drawings (647-5840). -Public Works Agency approval (647-5039). - Proof of Worker's Compensation Insurance shall be required at the time of permit issuance. - School District Compliance Certificate; and a copy of the building permit application, signed by the plan check engineer, shall be required by the School District to verify the scope of the work. Sheet A1.10: Please revise job address to half (1/2) address for the proposed ADU. Apply to all sheet. Note on plan: Mechanical, Electrical and Plumbing are not part of this plan review and approval. M.E.P. are subject to field inspection. Sheet A2.10 through A2.12: Existing main house plans – Please note “FOR REFERENCE ONLY”. Sheet A2.12: Wall line at gridline 3 (adjacent to property line): on the plan, provide one-hour fire-rated wall. Provide fire-rated wall construction detail and clearly cross-reference detail onto the plan. Wall line at gridline 3: Please revise plan to show zero eave projection. Revise site plan, roof plan and elevations. Sidelight window adjacent to door: Specify sidelight window dimensions and specify tempered glass. Show clear floor dimensions for the water closet. Show clear floor dimensions for the shower compartment. Sheet A2.13: Loft Storage: Please specify on plan “Storage space only – Not a habitable space”. Provide/show building section callout. Sheet A3.10: Building Section: Please show on plan where the section is cut through. Show walls at attic storage space. For limited access, please remove permanent ladder. Show building envelope insulation (roof and wall insulation). Coordinate with Title 24 calculation. Elevations: Roofing material – Cool Roof is required per Title 24 calculation. New roofing material may be required. Please coordinate and revise plan accordingly. Specify CRRC number on the plan. Sheet A6.10: Roof plan: Please show zero eave projection at wall line 3. Title 24 calculation: Title 24 calculation required R-23 wall insulation with 2x6 wall studs – Please verify existing wall studs size – 2x4 wall studs are typical. Please revise Title 24 as necessary. Title 24 calculation required R-38 insulation in roof ceiling – Please coordinate with roof rafter size for R-38 insulation thickness. Revise Title 24 calculation as necessary. Title 24 calculation and Compliance forms shall be imprinted/reproduced onto the plan. Structural Review Comment: Please show zero eave projection at gridline C. See architectural comments. Existing Slab: Please provide/show mitigation method for moisture barrier requirement at existing concrete slab. Detail 3/S3.3 called out at the new infill wall (at existing garage opening) – Please revise detail to show/provide new build-up concrete curb for new wall. Detail 2/S3.3 called out at the existing exterior wall: Please show existing concrete curb at the existing garage wall; show existing concrete slab located below the existing sill plate.
