The applicant shall obtain clearances/approvals for the following, prior to building permit issuance: -Planning Division approval on the corrected/final set of drawings (647-5804). Previously approved plans should be submitted to expedite the process. -Police Department approval on the corrected/final set of drawings (647-5840). -Public Works Agency approval (647-5039). - Proof of Worker's Compensation Insurance shall be required at the time of permit issuance. - School District Compliance Certificate; and a copy of the building permit application, signed by the plan check engineer, shall be required by the School District to verify the scope of the work. Site Drainage Plan: Please reproduce the Grading Exemption Checklist onto the plan. Site Drainage plan shall be part of the plan set. Please incorporate the Site Drainage Plan into the plan set. Reminder: Plan shall be stamped, signed and dated by a registered civil engineer. Site Drainage plan: 8” discharge – Please provide detail to show elevations of the discharge vs. alley finish elevation. Sheet 1: Please specify, Mechanical, Electrical and Plumbing are not part of this plan review and approval. M.E.P. are subject to field inspection. Please specify minimum Photovoltaic system size on the plan, and specify Photovoltaic system shall be submitted under a separate permit and shall be installed prior to building final inspection sign off. Exterior wall located less than 5-ft from the property line shall be protected with one-hour fire-rated wall. Please show one-hour wall and provide fire-rated wall construction on the plan. Sheet 2: Please show one-hour wall and provide fire-rated wall construction on the plan. Sheet 3: Cool roof and radiant barrier are required. On the plan, please specify cool roof and CRRC number on the plan. Please show attic vents. Sheet 6: On the plan, please provide/show whole-house vent in compliance with Title Energy Code. On the plan, please show/provide at least one exterior receptacle outlet at the rear elevation. Structural Review Comment: Ceiling joists/ties: Please provide detail to show ceiling lap connection. Cross-reference detail onto the plan. Detail 4/8: Interior footing – please revise detail to provide interior footing with minimum of 18” deep below finish grade with two (2) #4 top and bottom. Coordinate and revise detail callout on the foundation plan. Detail 1/8: Please revise detail to show 2-#4 at top and bottom (total of 4 rebar). At right wall: To meet prescriptive braced wall method, please provide additional braced wall panel at the upper end of the wall. Provide braced wall panel and hold-down.
