Business and Professions Code Chapter 3, Division 3, Section 5536.1 (a). This review does not include mechanical, plumbing or electrical work. Separate plans, applications, fees, plan checks, and permits are required for mechanical, plumbing, and electrical work. Call 647-5800 for information. The applicant shall obtain clearances/approvals for the following, prior to building permit issuance: -Planning Division approval on the corrected/final set of drawings (647-5804). Previously approved plans should be submitted to expedite the process. - Fire Department approval on the corrected/final set of drawings (647-5839 or 647-5700). -Public Works Agency approval (647-5039). Staple all architectural and structural sheets. All sheets shall be the same paper size (Sht, Pk, and structural sheets). All architectural sheets shall be stamped, signed and dated by a license professional. (It is recommended by a license architect) Sht-A1. Provide description of the scope of work. Sht-A1. Revise sheet index to include all sheets (architectural and structural). Sht-A1. Update “Design Codes” to 2019 version. Sht-A1. Indicate type of construction (IB) and the occupancy group (S2) on the cover sheet. Sheet Sht-A2 through A4. Clarify the proposed location of the platform, containers and equipment to be consistent with structural drawings. EGRESS Verify the proposed location of the platform, containers and equipment not to encroach the egress stairways. Provide at least one exit access stairway or a ramp from the platform surface to the floor comply with CBC Chapter 10. Show design and details on plan. (CBC 410.5) Add note to plan that the parked vehicles shall not encroach the existing exit passageway and landing of each exit stairway. ACCESSIBILITY The proposed platform shall be connected by an accessible route, or provide a platform lift (CBC 11B-410) or a ramp (CBC 11B-405) to the platform surface. If a ramp is provided, show location and dimensions of the proposed ramp and its landings on the floor plan. ADA ramp sheet. Ramps that change direction between runs at landings shall have a clear landing 60 inches minimum by 72 inches minimum in the direction of downward travel from the upper ramp run. The 5 feet x 5 feet landing does not comply. §11B-405.7.4 Bottom landings shall extend 72inches minimum in the direction of ramp run. §11B-405.7.3.1 Provide complete ramp design and detail on plan. The paper size shall be the same as other sheets. Ramp runs shall have a running slope not steeper than 1:12 (8.33%). §11B-405.2 Cross slope of ramp runs shall not be steeper than 1:48 (2.083%). §11B-405.3 Ramp handrails Top of gripping surfaces of handrails shall be 34 inches minimum and 38 inches maximum vertically above walking surfaces, stair nosings, and ramp surfaces. Handrails shall be at a consistent height above walking surfaces, stair nosings, and ramp surfaces. §11B-505.4 Ramp handrails shall extend horizontally above the landing for 12 inches minimum beyond the top and bottom of ramp runs. Extensions shall return to a wall, guard, or the landing surface, or shall be continuous to the handrail of an adjacent ramp run. §11B-505.10.1 Handrail gripping surfaces shall extend beyond and in the same direction of ramp runs in accordance with Section 11B-505.10 Handrail Extensions. §11B-505.10 Handrail gripping surfaces with a circular cross section shall have an outside diameter of 1¼ inches minimum and 2 inches maximum. §11B-505.7.1 Clearance between handrail gripping surfaces and adjacent surfaces shall be 1½ inches minimum. Handrails may be located in a recess if the recess is 3 inches maximum deep and 18 inches minimum clear above the top of the handrail. §11B-505.5 The top of the guard rail shall not be less than 42” in height. Required guards shall not have openings that allow passage of a sphere 4 inches in diameter from the walking surface to the required guard height. (1015.4) Where temporary restrooms are provided, each restroom shall comply with 11B-213.2. See exceptions. Show restroom design on plan. STRUCTURAL The engineer of record shall sign all structural sheets. Indicate the use of the containers to justify each container weighs 25000 pounds. Indicate page number on each page of the structural calculation. Sheet 2. Detail 2. Show maximum extend of the platform (length vs width vs height) on floor plan and note the stage model: Stageline SL250. Show platform information on plan. Incorporate structural page 39 through page 46 into the structural plans. Specify shoring post and spacing on the structural plan. Provide foundation design to support the additional vertical and lateral load from rooftop platform. Provide structural plan and cross-reference detail 6/S5.01 through 11/S5.01 to the applicable location on plan. Structural page 16. Design minimum 100 psf live load instead of 40 psf based on the stage maximum capacity 100 psf. Refer to page 41 of the calculation for manufacturer’s information. Cross-reference structural calculation page 18 through 24 for shoring steel beams and steel into the structural plans. Specify dimensions, location and connection details on plan. Cross-reference concrete spread footing calculation (page number between 38 and 39) to the foundation plan. No page numbers provided on those pages. Show design and detail on foundation plan. Provide structural engineering design of the platform (stageline model 250) showing compliance with the 2019 CBC or 2018 IBC.
