This review does not include mechanical, plumbing or electrical work. Separate plans, applications, fees, plan checks, and permits are required for mechanical, plumbing, and electrical work. Call 647-5800 for information.
The applicant shall obtain clearances/approvals for the following, prior to building permit issuance:
-Planning Division approval on the corrected/final set of drawings (647-5804). Previously
approved plans should be submitted to expedite the process.
-Public Works Agency approval (647-5039).
For new cathedral ceiling, provide detail of roof construction assembly. (CRC 902.1)
In cathedral ceiling area such as living room and bedroom #3, provide cross ventilation for each attic or enclosed rafter space as specified in CRC Section R806.
Provide a building cross-section in bedroom #3 and living room showing cathedral framing, plate heights, total heights, insulation, foundation, finish grade, etc.
Show location of heating equipment and access to it (new central furnace per energy design) on the plans. (CRC R303.8).
Update general note 2.1 to provide maximum 1.8 gpm @ 80 psi showerhead.
On the floor plan, provide carbon monoxide and smoke detectors/alarms outside bedroom #1.
STRUCTURAL
In the cathedral ceiling area (living room and bedroom #3), provide design, calculation and connection details for the middle support (e.g. ceiling beam and its support) of the ceiling joists (framing member #5). Trace the load to the footing.
In bedroom #3, for new roof ridge, provide ridge beam design, calculation and connection details (to support rafter member #3).
In living room, clarify the support of the existing roof ridge. Because there is no rafter ties in the cathedral ceiling, the ridge shall be designed as a beam, not a ridge board. Provide complete justification or design of the ridge on the framing and foundation plan.
In living room, provide ceiling beam design, calculation and connection details to support the new cathedral ceiling joists.
Provide connection details at the bottom of the non-bearing walls to support minimum 5 psf lateral force.
At the new opening in bedroom #3 between the existing house and new room addition, provide a ceiling beam design, calculation and connection detail to support the exterior wall and roof framing. This beam is also shall be design as a collector to transfer lateral force to the shear wall.
(ASCE Section 12.10.2): Provide calculations and details to show that collector elements, splices, and connections to resisting elements have the strength to resist the combined loads resulting from the load combinations with over-strength factor.
Lateral
Provide a complete and consistent grid system with grid lines for each lateral line of resistance on structural framing plans. Lack of grid lines makes the review process difficult and may delay the plan review and permit process.
Due to the new opening between existing and new room addition in bedroom #3, the lateral support shall be justified. Provide design, calculation and connection detail to design the lateral support on grid line B (See plan).
Specify vertical tie-downs (holdowns) on both ends of the shear wall segment on the foundation plan with connection details.
Design and specify floor diaphragm in room addition on plan.
All parts of the structure between separation joints shall be interconnected and the connection shall be capable of transferring the seismic force, Fp, induced by the part connected. Any smaller portion of the structure shall be tied to the remainder of the structure based on the strength specified in ASCE 7 Section 12.1.3. Provide calculations & details.
