The applicant shall obtain clearances/approvals for the following, prior to building permit issuance: -Planning Division approval on the corrected/final set of drawings (647-5804). Previously approved plans should be submitted to expedite the process. -Police Department approval on the corrected/final set of drawings (647-5840). -Public Works Agency approval (647-5039). - Proof of Worker's Compensation Insurance shall be required at the time of permit issuance. - School District Compliance Certificate; and a copy of the building permit application, signed by the plan check engineer, shall be required by the School District to verify the scope of the work. This project is in a special flood hazard area designated on the flood insurance rate map (FIRM) as zone A or AE. This zone requires that the lowest finish floor elevation (including basement) of the structure shall be at (or above) base flood elevation determined by a hydrology study for the A zone, or at (or above) the base flood elevation specified for the AE zone, on the flood insurance rate map. All elevations must be referenced to the National Geodetic Vertical Datum. Reference should be made to the Flood Plain Management Ordinance, Santa Ana Municipal Code, Chapter 7, for complete requirements. Drawings shall show compliance with said ordinance including noting flood zone and finish floor elevation." Note on plans: "A Federal Emergency Management Agency National Flood Insurance Program ELEVATION CERTIFICATE shall be completed by a California Licensed Land Surveyor or California Registered Civil Engineer who is authorized to practice land surveying. The completed ELEVATION CERTIFICATE must be submitted to the Building Inspector at the time of foundation inspection, and a final certificate must be submitted at the time of final inspection." Provide Elevation Certificate along with supporting documentations to determine the base flood elevation (BFE). Final plans shall be stamped, signed and dated by the engineer of record. Please revise job address to the half (1/2) address for the ADU. Sheet A1 & A2: North wall of the building: Wall located less than 5-ft from the property line shall be protected with one-hour fire-rated wall. Please specify one-hour wall and provide detail construction for the one-hour wall assembly. North wall of the building: No wall opening is allowed on wall located less than 3-ft from the property line. Please provide door landing on the exterior of the door. Landing shall be minimum 3-ft measured in the direction of travel, and width equal to door opening. Weather projection above the entry door is recommended. Note#3: Please revise note to specify minimum 65% of the construction waste should be recycled. Please clarify why top plate elevation (wall height) on the west elevation is different from other elevations (North; South and East elevations). West and East Elevations: Please revise elevations to show no eave overhang, where exterior wall is at 2-ft from the property line. Projection shall not project into the 2-ft setback from the property line. Sheet A4: The building height and top plate height did not match with building elevations showed on sheet A2. Please coordinate and revise plan accordingly. Ceiling height: 7-ft clear height is required – Please coordinate and revise building section accordingly. Please revise building section to show R-6 insulation at roof rafter, per Title 24 calculation. Structural comment: Detail 1/A5: Please revise detail to provide 6-16d nail for ceiling-to-rafter lap connection. Sheet A5: No opening at the right wall due to fire separation distance. New interior wall: Please provide detail for new non-bearing wall to show connection at slab and ceiling. Sheet A4: Foundation Plan note #1 indicated footing is new – please clarify and revise plan accordingly. Foundation: Please provide detail for post-installed anchor bolt. Details shall be clearly cross-referenced onto the plan. Detail 2/A4 referenced for anchor bolts was not applicable; it’s for hold-down anchor. Detail 1/A4 called out at the new wall in the existing garage door opening was not applicable. Please provide detail to show new footing. Please provide shear wall at all exterior wall; using braced wall per CRC or provide engineering.
