The applicant shall obtain clearances/approvals for the following, prior to building permit issuance: -Planning Division approval on the corrected/final set of drawings (647-5804). Previously approved plans should be submitted to expedite the process. -Police Department approval on the corrected/final set of drawings (647-5840). -Public Works Agency approval (647-5039). - School District Compliance Certificate; and a copy of the building permit application, signed by the plan check engineer, shall be required by the School District to verify the scope of the work. -Grading Permit. Application is made through the Building Safety Division (647-5800) and the plan review is by the Public Works Agency (647-5039). This project is in a special flood hazard area designated on the flood insurance rate map (FIRM) as zone A or AE. This zone requires that the lowest finish floor elevation (including basement) of the structure shall be at (or above) base flood elevation determined by a hydrology study for the A zone, or at (or above) the base flood elevation specified for the AE zone, on the flood insurance rate map. All elevations must be referenced to the National Geodetic Vertical Datum. Reference should be made to the Flood Plain Management Ordinance, Santa Ana Municipal Code, Chapter 7, for complete requirements. Drawings shall show compliance with said ordinance including noting flood zone and finish floor elevation." Note on plans: "A Federal Emergency Management Agency National Flood Insurance Program ELEVATION CERTIFICATE shall be completed by a California Licensed Land Surveyor or California Registered Civil Engineer who is authorized to practice land surveying. The completed ELEVATION CERTIFICATE must be submitted to the Building Inspector at the time of foundation inspection, and a final certificate must be submitted at the time of final inspection." 2nd Review Comment:The Elevation Certificate is incomplete. Please provide hydrology study to for Base Flood Elevation. Complete Elevation Certificate shall be imprinted onto the plan. Provide hydrology study to determine the base flood elevation (BFE). 2nd Review Comment: Please provide the hydrology study along with the Elevation Certificate for review and approval. Reminder:Final plans and calculation shall be stamped, signed and dated by the engineer of record. Sheet A1: 2nd Review Comment: Please revise job address to the half (1/2) address for the ADU – 5117 ½ Morningside Ave. Applicable Codes: Please include the 2019 California Green Building Code. 2nd Review Comment: Please comply. Wall located within 5-ft of the property line shall be protected with one-hour fire-rated wall. Please provide detail of one-hour rated wall assembly and clearly cross-reference onto the plan. 2nd Review Comment: Please provide construction detail for one-hour fire-rated wall assembly. Detail shall be clearly cross-referenced onto the plan. Sheet A2: On the plan, please specify plumbing fixtures flow rates per 2019 California Green Building Code. 2nd Review Comment: Please revise lavatory faucet flow rate to 1.2 gallon per minute. 2nd Review Comment: On the floor plan, please clearly show one-hour wall and provide detail construction of one-hour wall assembly. Structural Comments: Sheet A5: Roof Framing Plan – The roof profile did not match with roof plan and elevations. The roof and elevations showed hips and gable end. Please coordinate and revise plan accordingly. 2nd Review Comment: Please provide structural calculation for the ceiling beams and headers supporting the ceiling beam. Provide detail for ceiling-to-ceiling lap connection and clearly cross-reference onto the plan. 2nd Review Comment: ceiling joist is sliced at the interior wall – please show ceiling lap connection. Sheet A4: Foundation Plan notes: 2nd Review Comment: Please provide interior pad footing support ceiling beams. New Patio Cover: Please provide complete structural framing, foundation support, details and structural calculation for the proposed patio cover. 2nd Review Comment: Sheet A5.1 – Please provide detail to show rafter to patio beam. Detail 17/SD1: Revise detail to specify 2x8 roof rafter to match framing plan. Provide lateral support for the proposed patio cover. Provide structural calculation for the proposed patio cover.
