The applicant shall obtain clearances/approvals for the following, prior to building permit issuance: -Planning Division approval on the corrected/final set of drawings (647-5804). Previously approved plans should be submitted to expedite the process. - Fire Department approval on the corrected/final set of drawings (647-5839 or 647-5700). -Police Department approval on the corrected/final set of drawings (647-5840). -Public Works Agency approval (647-5039). PLAN CHECK COMMENTS: Sheet CV-1.0. Add roof top screen to the scope of work. Indicate screen height and length. Sheet A-1.0. Cross-reference new roll-up doors in room #111, #112 and #118 to the door schedule. Sheet A-1.0. Indicate the height of the new gate and fence in room #132. Sheet Q-1.0. The location of the partition between room #111 and #122 does not match the floor plan. Please revise. Sheet A-1.0. In addition to detail 4/A-1.0, Detail the required fire barrier & joint system construction on the boiler room. The fire barrier shall extend from the top of the foundation to the underside of the roof sheathing. (707.5). Sheet A-1.3. Provide structural design for connections at each end of the 2x4 diagonal brace to the stud and to the sill plate. Specify type, number and length of the fasteners. ACCESSIBILITY Sheet A-0.1 and A-0.2. Provide detectable warnings at each end of the new pedestrian walk at the zero curb area. Show dimensions and details on the plan. Sheet A-0.2. Revise the description of the tow-away sign as follows: "Unauthorized vehicles parked in designated accessible spaces not displaying distinguishing placards or special license plates issued for persons with disabilities will be towed away at the owner’s expense. Towed vehicles may be reclaimed by telephoning The Santa Ana Police Department at (714) 245-8665. CVC 22658a." Sheet A-1.0. Show a 60” diameter clear turning circle in the room #134 and #138. Sheet A-1.0. Show a 30” x 48” clear floor space outside the door swing arc in the room by the exterior door #10. See redlines on plan. Sheet A-1.0. Provide at least one accessible door to the room #111, #112 and #118. The roll-up doors do not consider as accessible doors. Doors, doorways and gates that are part of an accessible route shall comply with 11B-404 Doors, Doorways, and Gates. (11B-404.1) Sheet A-1.0. Provide accessible gate design and detail located in the new fence in room #132. (11B-404) Sheet A-4.0. Assembly note #2. Revise U-factor and SHGC for new windows not to exceed the maximum value per 2019 California Energy Code Table 140.3-B. Refer to redline set for correction comments marked on plan. STRUCTURAL Provide header design to support the roll-up doors in room #112 and #118. Revise framing and foundation plan. Sheet S-2 detail 1: The interior walls are constructed by metal studs per architectural plan. The double king studs does not match the proposed architectural design. Please coordinate with the architect and clarify the material and connection in this detail. Specify the fasteners connecting king studs and the wood post to provide in-plane lateral support. Provide bracing for out-of-plane lateral force at the 6x12 header to support minimum 5 psf lateral force. Sheet A-1.3. Provide structural design for connections at each end of the 2x4 diagonal brace to the stud and to the sill plate to support wind out-of-plane force. Specify type, number and length of the fasteners. Refer to redline set for correction comments marked on plan.
