The applicant shall obtain clearances/approvals for the following, prior to building permit issuance:
-Planning Division approval on the corrected/final set of drawings (647-5804). Previously
approved plans should be submitted to expedite the process.
-Police Department approval on the corrected/final set of drawings (647-5840).
-Public Works Agency approval (647-5039).
- Proof of Worker's Compensation Insurance shall be required at the time of permit issuance.
- School District Compliance Certificate; and a copy of the building permit application, signed by
the plan check engineer, shall be required by the School District to verify the scope of the work.
-Grading Permit. Application is made through the Building Safety Division (647-5800) and the
plan review is by the Public Works Agency (647-5039).
Sheet A1:
Please complete the Grading Permit Exemption Checklist and provide a site surface drainage plan prepared by a California registered civil engineer; otherwise, a grading permit and plans are required prior to building permit issuance.
Scope of work: The patio cover is a new patio cover; it’s not a relocate or rebuild. Please revise scope of work and plan to show new ADU with attached patio cover.
Please include the floor area of the 2nd floor storage area.
Photovoltaic system: On the plan, please specify minimum size (in KW) PV system will be installed, and note on plan, Photovoltaic system will be permitted and installed prior to building final inspection sign off.
Sheet A2:
Wall located less than 5-ft from the property line shall be constructed with a one-hour fire-rated assembly. Please show one-hour wall and provide detail of one-hour wall assembly.
Patio cover: Please relabel patio cover as new.
The storage area above is considered a second story (2nd floor). Please revise plans for a two story building. Plan review will continue at time of resubmittal.
Provide details with requirement dimensions for the spiral stairways per Section R311.7.9.
On the plan, please show/provide whole-house vent as required by California Energy Code.
Sheet A3:
Elevations and Sections will be changed per comment on sheet A2, #3 above. Please coordinate and revise plan accordingly.
Sheet AD1:
Stairway and handrails details provided on sheet AD1 were not applicable. Please coordinate and revise plan accordingly.
Title 24 Calculation:
Please revise Title 24 calculation to reflect with the revised plans. Plan review will continue at time of resubmittal.
Structural Review Comment:
Provide spiral stairway shop drawings and calculations. If it will be a deferred submittal, please state it on the cover sheet.
Please show support for king post at the roof apex.
2x12 roof rafters are required for roof insulation. Please coordinate with architectural plan and Title 24 calculation.
Structural framings may be change due to the architectural revisions per comments above. Structural plan review will continue at time of resubmittal. Additional comments may be required.
