Previously approved plans should be submitted to expedite the process. - Police Department approval on the corrected/final set of drawings (647-5840) - Public Works Agency approval (647-5039)Sheet T.1:Reminder: Please transfer all required handwritten notes onto the electronic file prior to printing, including suite number. Please provide enlarged site plan to show an accessible route from the accessible parking to the building primary entrances (Suite A & B). Accessible route shall be 5% slope maximum, 2% maximum cross-slope and 48” minimum wide. Provide accessible parking details to show compliance with 11B-502, including dimensions, marking and signage. Sheet A.2:Mezzanine Suite A: Please revise plan to specify breakroom instead of kitchen.Mezzanine Suite A: Per our inspection record, the existing stairway is a noncompliance existing stairway. Hence, existing stairway shall be modified to show compliance with Section 1009.3 and 1011.1, and 11B-504; and handrails shall comply with 1014.1 and 11B-505. Mezzanine Suite A: The maximum egress travel distance for the 1st floor above grade shall be limited to 75-ft. Please revise plan accordingly. Mezzanine Suite B: Please revise plan to specify breakroom instead of kitchen. Mezzanine Suite B: Please show exit sign at the second stairway. Mezzanine Suite B: Exist through the warehouse below - Egress from a room or space shall not pass through adjoining or intervening rooms or areas. Please provide stairway enclosure with a direct exit to the outside. (1016.2)First Floor Suite A & B: Please show egress plan. Coordinate and revise egress paths (dotted lines). First Floor Suite A: The maximum egress travel distance for the single exit is limited to 75-ft. On the plan, please show egress path of travel and distance. Where two exits are provided, they shall be placed a distance apart equal to not less than one-half of the length of themaximum overall diagonal dimension of the building orarea to be served measured in a straight line between them.On the plan, please specify/provide door schedule including door hardware. Please provide the following notes on the plan: Door hardware: Egress doors/gates shall be readily openable from the egress ide without the use of a key or special knowledge or effort. (1010.1.9) Openable parts of such hardware shall be 34 inches minimum and 44 inches maximum above the finish floor or ground. The force for pushing or pulling open a door shall be 5-lb maximum. Operable parts shall be operable with one hand and shall not require tight grasping, pinching, or twisting of the wrist. Suite A & B: Existing Restrooms shall be accessible to persons with disability. Please provide enlarged restroom plans and details to show compliance with 11B-Division 6. Single accommodated restroom shall be labeled as All-gender and provided with the following symbol on the door : Please relabel restroom designation on the plan. Suite B: Please show fire-rated door at fire-rated wall between restroom 1 and warehouse. New wall: Please provide wall construction detail for wall. Show support at top and bottom of wall. Detail shall be clearly cross-referenced onto the plan. New infill fire-rated wall: Please provide detail for fire-rated wall assembly. Detail shall be clearly cross-reference onto the plan. New demising wall: Detail 4/AD.2 – Please revise detail to show attachment of top of wall to existing structural frame above. Sheet A.4:Enlarged Mezzanine level: Please relabel the kitchen area to a breakroom instead. Building section referenced to detail 4/AD.2 for wall construction detail – please clarify full-height wall vs. partition wall to ceiling. Coordinate and provide wall details accordingly. Structural Review Comment:On the plan, please clearly show existing vs. new construction. Provide wall legends (coordinate with architectural plans). Demising walls shall be extended from slab/floor to the roof framing – detail B/S-3.0 called out at the demising wall was not applicable. Please revise plan accordingly. Beam 1 at the new opening: Please revise calculation to include roof loads (point loads from roof purlins). Please show header at the new opening between Suite A and the utility closet (under the existing stairway).
