The applicant shall, prior to resubmitting, complete all construction documents to show compliance with the 2010 California Building Standards Code with local amendments and to clearly indicate the scope of work under this building permit application. There may be additional requirements when complete construction drawings and supporting data is submitted for Building Safety Division review.
Please see corrections on submitted plans. Red marked set must be returned with revised plans. Plans resubmitted without the red markup set may result in delayed review time and additional plancheck fees.
The applicant shall obtain clearances/approvals for the following, prior to building permit issuance:
-Planning Division approval on the corrected/final set of drawings (647-5804). Previously
approved plans should be submitted to expedite the process.
- Fire Department approval on the corrected/final set of drawings (647-5839 or 647-5700).
-Police Department approval on the corrected/final set of drawings (647-5840).
-Public Works Agency approval (647-5039).
PLAN CHECK COMMENTS:
ARCHITECUTRAL
Delete “not for construction” note on the title block on each drawing.
Update the project address to “100 S. Elk Lane” on the title block on each drawing.
Sheet LT.0. Provide the description of the scope of work on the plan, including all structural items.
Sheet LT.0. List all under separate permit items as shown on this package. E.g. swimming pool and spa.
Sheet LT.0. Provide a statement on the title sheet of the plans that this project shall comply with following codes:
- 2019 California Building Code (CBC)
- 2019 California Electrical Code (CEC)
- 2019 California Mechanical Code (CMC)
- 2019 California Plumbing Code (CPC)
- 2019 California Green Building Standards Code (CGBS) or CALGreen
- 2019 California Energy Code (CEnC)
- City of Santa Ana Municipal Code
Sheet LT.0. Identify the area of the scope on the site map. Clarify what are the dashed lines for?
Provide structural calculation and details on the spa wall (referenced detail A/LC.19 and location on the site plan LS.1).
Clarify the fire pit design on the central courtyard. The referenced detail on sheet LC.8 appears not match the plan on LC.3A which does not have covered structure and CMU wall.
Sheet LC.2 and relevant plans. The patio structure shall meet the opening limitation and type of construction per CBC Table 601, Table 602 and CBC Section 705.2. Revise plan to provide minimum 10 feet fire separation distance from the property line to the face of the columns and 5 feet from the property line to the edge of the roof overhang/covering.
Sheet LC.7. Detail 7. Cross-reference the “wall plan” information to the detail where the information can be found.
Sheet LC.15. Add note to the detail that:
Risers shall be 4 inches high minimum and 7 inches high maximum.
At the top of a stair flight, handrails shall extend horizontally above the landing for 12 inches minimum beginning directly above the first riser nosing.
STRUCTURAL
Update the project address to “100 S. Elk Lane” on all structural sheets and the cover page of the structural calculation.
Please update structural calculation to comply with 2019 CBC and ASCE 7-16.
Provide structural calculation and details on the 9 feet tall kitchen wall (referenced detail A/LC.16). In addition, specify embedment depth of the Titen anchor bolt in detail 11/1SL-2.0.
Provide structural calculation and details on the spa wall (referenced detail A/LC.19 and location on the site plan LS.1).
Refer to architectural comment #6 for potential structural revision and provide revised structural plans, calculation and structural details.
Sheet LC/7. Detail C. Provide retaining wall design to support the 3’-6” maximum soils, 2x2 square fence post and the CMU walls anchored to the structural slab below.
Provide calculation to justify the Simpson Titen anchorage in detail 24/1SL-1.0 to support factored moment 5.98 k-ft.
