The applicant shall obtain clearances/approvals for the following, prior to building permit issuance: -Planning Division approval on the corrected/final set of drawings (647-5804). Previously approved plans should be submitted to expedite the process. -Police Department approval on the corrected/final set of drawings (647-5840). -Public Works Agency approval (647-5039). - Proof of Worker's Compensation Insurance shall be required at the time of permit issuance. Note on plan: All concealed work installed without permits must be exposed for inspection to the satisfaction of the Building Inspector. This includes methods of attachment and all footings, structural members, mechanical, electrical, plumbing and insulation. Please revise job address using the half address for the proposed ADU. This is the first building plan review and has not been approved. Please omit/remove all clouds and delta numbers on the plan. Note on plan: Mechanical, Electrical, and Plumbing are not part of this plan review and approval. MEP are subject to field inspection. Site plan: Entry awning – Please reduce awning projection to provide minimum 5-ft setback from the property line. Sheet A1.0: Walls constructed without permit are consider new walls. Please revise floor plan to clearly show existing vs. new wall. Provide wall legend. Wall between existing dwelling unit and new ADU shall be protected with one-hour fire-rated construction. Please show one-hour wall and provide detail for one-hour wall assembly. Gas appliances should not be placed in a sleeping room. Please remove dryer away from the sleeping room. Please provide smoke alarm inside and outside of the sleeping room, per R314. Please provide carbon monoxide alarm outside of the sleeping room. Provide an exhaust fan in the bathroom. Please reference to sheet A6.0 for window and door schedule. Window 03 adjacent to the main door – Specify tempered glass. Details referenced to sheet A3.0 but sheet A3.0 was not provided. Please coordinate and revise plan accordingly. Please show rooms dimensions so that wall and wall opening can be easily located. Please show/provide heating source for the ADU. Sheet A2.1: Roof Awning: Please reduce awning to provide minimum 5-ft setback from the property line. Title 24 Energy Conservation: Please provide Title 24 calculation and Compliance forms to show compliance with 2019 California Energy Code. Provide building sections to show building envelope; show wall and ceiling insulation. Structural Review Comment: Provide structural plan for the existing garage converted to new accessory dwelling unit. Provide detail to show construction of new wall – show attachment at top and bottom of wall. Details shall be clearly cross-referenced onto the plan. Please provide roof and ceiling framing for new drywall ceiling. Lateral reinforcement of the existing garage is required for converting to a habitable (living) space. Please provide shear walls on each wall line. Provide detail retrofit of sill plate anchor bolts where required. Provide wall details at existing garage opening. New footing and concrete curb may be required. Moisture barrier is required at the existing slab. Please provide information and detail to show how to mitigate existing slab for moisture barrier.
