The applicant shall obtain clearances/approvals for the following, prior to building permit issuance: -Planning Division approval on the corrected/final set of drawings (647-5804). Previously approved plans should be submitted to expedite the process. The drawings/information submitted for Building Safety Division review is incomplete. The applicant shall, prior to resubmitting, complete all construction documents to show compliance with the 2019 California Building Standards Code with local amendments and to clearly indicate the scope of work under this building permit application. There may be additional requirements when complete construction drawings and supporting data is submitted for Building Safety Division review. Plan shall be drawn to scale and be legible. Minimum plan size shall be 11”x17” paper. Provide complete site plan with the following information: Location and size of all structures on the lot. Identify all property lines and easement, streets, etc. Provide lot dimensions and dimensions and distance setback from property lines. Distance between main house and accessory structures. Clearly show location of the proposed work (detached trellis structure and CMU wall). Provide the following design data on the first sheet Occupancy groups (R-3/U) Type of construction (V-B) Number of stories. Floor area per occupancy group Construction shall comply with the 2019CRC, CBC, CPC, CMC, CEC, 2019 California Energy Code, and 2019 California Green Building Code. Provide structural plan and details for the proposed detached trellis structure. Provide structural plan, details and calculation for the proposed CMU wall. Final plan and calculation shall be stamped, signed and dated by a California registered civil engineer.
