The applicant shall obtain clearances/approvals for the following, prior to building permit issuance:
-Planning Division approval on the corrected/final set of drawings (647-5804). Previously
approved plans should be submitted to expedite the process.
-Police Department approval on the corrected/final set of drawings (647-5840).
-Public Works Agency approval (647-5039).
- School District Compliance Certificate; and a copy of the building permit application, signed by
the plan check engineer, shall be required by the School District to verify the scope of the work.
Sheet TS:
Project address: Please revise plan to provide the half address for the proposed ADU (1220 – 1/2 W. Second Street). Apply to all sheets.
Consultant: Remove engineer consultant if it’s not applicable to the project.
Note on plan: Mechanical, Electrical and Plumbing are not part of this plan review and approval. They are subject to field inspection.
Sheet A-1:
Exterior walls locate less than 5-ft from the property line shall be protected with one-hour fire-rated construction. Please show fire-rated wall and provide construction details. Details shall clearly cross-reference onto the plan.
Bedroom: 4x4 hung window did not meet emergency escape opening. Please change to a 4x4 slider.
Please show/provide a level landing on the exterior side of the new door. Landing shall be 3-ft, measured in the direction of travel and width equal to wall opening.
Please provide/show exhaust vent at the kitchen area.
Provide/show exhaust fan in bathroom.
Bathroom:
Water closet shall have 15” to any wall or obstruction on each side of its centerline and 24” clear space in front. Show dimensions on plan. (402.5 CPC)
Shower compartment: Shower compartments shall be not less than 1,024 sq. in. and also be capable of encompassing a 30” diameter circle. Show dimensions on plan. (408.6CPC)
Glazing note: Please provide SHGC = 0.23, and U-factor = 0.30 max.
Sheet A-2:
Please show maximum dimension for the roof overhang. Roof projection shall not project into the 2-ft fire separation distance.
Sheet T1: Title 24 Compliance form – Prescriptive approach
Fenestration: Please revise U-factor to be 0.30 maximum, and SHGC to be 0.23 maximum.
Water heater: Plan show tankless water heater – please coordinate and revise accordingly.
Sheet S-1:
Section A: Please specify radiant barrier is required underside of roof sheathing, per Energy Requirement.
The roof plan did not match with building elevation and the existing roof profile. Please coordinate and revise plan accordingly.
