The applicant shall obtain clearances/approvals for the following, prior to building permit issuance: -Planning Division approval on the corrected/final set of drawings (647-5804). Previously approved plans should be submitted to expedite the process. -Police Department approval on the corrected/final set of drawings (647-5840). -Public Works Agency approval (647-5039). - Proof of Worker's Compensation Insurance shall be required at the time of permit issuance. - School District Compliance Certificate; and a copy of the building permit application, signed by the plan check engineer, shall be required by the School District to verify the scope of the work. Sheet A0.1: Scope of work: Existing windows to be legalized – Please how many windows? And clarify whether they are new window openings or replacement of existing windows? Note on the plan: Mechanical, Electrical and Plumbing are not part of this plan review and approval. They are subject to field inspection. This is the first review for Building Safety – for clarity, please remove clouds and delta number provided on the plans. Site plan: Please provide show surface water drainage slope and pattern. The water shall be drained away from building foundation wall and shall not drain onto the adjacent lot. The grade shall fall not fewer than 6 inches within the first 10 feet from the foundation wall. Where lot lines, walls, slopes or other physical barriers prohibit 6 inches of fall within 10 feet, drains, or swales shall be constructed to ensure drainage away from the structure. Impervious surfaces within 10 feet of the building foundation shall be sloped not less than 2 percent away from the building. Final plans shall be signed and dated by the responsible designer. Apply to all sheets. Sheet A1.0: Please clarify whether windows are replacement of existing windows or are there any new openings? Windows and sliding doors shall have U-factor of 0.30 and SHGC of 0.23. Sheet A1.1: Please clarity is there a patio cover or is it patio concrete slab only? Please specify the use of each space (ex. Kitchen, bedroom, bathroom, living room, etc.). Sheet A1.3: Please specify roofing material for the new addition. Sheet A2.0: Roofing material: Composition shingle is not permitted at roof pitch lower than 2:12. Please specify build up roof. Provide construction details to show interior and exterior finish, wall moisture underlayment, etc. Details shall clearly cross-reference onto the plan. Sheet A4.0: Please specify the use of space for each area (ex. Kitchen, bathroom, bedroom, living room, etc.). Please show door landing at each door. Window 2 adjacent to the tub/shower – specify tempered glass. Provide/show exhaust fan at kitchen (100 cfm minimum) and in bathroom (50 cfm minimum). Emergency escape window in bedroom: Escape window shall have a finished sill height not more than 44" above the floor. Wall between existing residence and new ADU shall be protected with one-hour fire-rated construction. Please show one-hour wall and provide detail for one-hour rated wall assembly. Provide building section to show building envelope with roof and wall insulation. Specify U-factor and SHGC for the fenestration (windows). Provide/show smoke and carbon monoxide alarm per Section R314 and R315, respectively. On the plan, please specify plumbing fixture flow rate per 2019 California Green Building Code. Additional Comments: Plan was incomplete. Please review will continue at time of resubmittal and additional comment may be required. Provide Title 24 Energy Calculation and Compliance forms. Completed and signs forms shall be incorporated onto the plan. Structural plans and calculations were not provided. Please provide complete structural plans, details and calculation.
