The applicant shall obtain clearances/approvals for the following, prior to building permit issuance:
-Planning Division approval on the corrected/final set of drawings (647-5804). Previously
approved plans should be submitted to expedite the process.
- Fire Department approval on the corrected/final set of drawings (647-5839 or 647-5700).
-Police Department approval on the corrected/final set of drawings (647-5840).
-Public Works Agency approval (647-5039).
- Proof of Worker's Compensation Insurance shall be required at the time of permit issuance.
- School District Compliance Certificate; and a copy of the building permit application, signed by
the plan check engineer, shall be required by the School District to verify the scope of the work.
Sheet A-1:
Note on plan: Mechanical, Electrical, and Plumbing plan review and approval are not part of this plan review and approval. MEP are subject to field inspection.
Job address: Please transfer the correct handwritten address onto the electronic file prior to printing.
For clarity, please specify Unit #1, and Unit #2 for the duplex building.
Note on plan: All concealed work installed without permits must be exposed for inspection to the satisfaction of the Building Inspector. This includes methods of attachment and all footings, structural members, mechanical, electrical, plumbing and insulation.
Sheet A-2:
Wall between new ADU and existing house shall be protected with one-hour fire-rated construction. Please show one-hour wall and provide construction detail for the one-hour wall assembly.
Plan showed dryer vent penetrated through the wall to the adjacent bedroom – please revise plan to show dryer vent go out to the exterior wall.
Sheet A-5:
Provide/show ceiling joists over the converted ADU. Additional ceiling joists may be required for ceiling drywall installation, and roof insulation.
Foundation Plan: Please revise anchor bolt note to provide anchor bolts at 48” on center.
Please provide shear (braced) wall panels at left wall line of the ADU. Engineering may be required.
Detail 4: Please provide UL/ICC listing report number for the waterproofing surface applied product.
Detail 5: Please revise detail to provide R-30 + R-13 insulation at roof/ceiling, per Title 24 calculation.
