Area Calculation/summary: Please include the floor area of suite 1623 and the total T.I should be 9600 sq.ft. Project Description: Please indicate the expansion of the office areas are within the existing building shell. Scope of Work: Please include the Site Improvement under the scope of work. Units 1621 and 1623 have been combined for unit 1619. Please revise plan to show job address as one single address (1619 E. Edinger Ave). Apply to all sheets. Sheet T-2.0: Please update Codes and notes to reflect with the 2019 code edition. Sheet A-1.2 & A-1.3: Please show/provide an accessible route to the proposed trash enclosure facility. Accessible route from the public sidewalk to the building entry – Please provide detectable warning (truncated dome) at the curb cut through the landscape area. Allowable building area: It’s appeared that the total building area is 12,800 square feet. Please provide area analysis to justify the building type of construction and allowable area per Chapter 5. Frontage increase per Section 506.3 may be applied. Each portion of a building separated by one or more fire walls complying with Section 706 shall be considered to be a separate building.Sheet A-2.1: Door Schedule and notes: Please increase font size so it’s legible. It appears that a cooking range is shown in the restroom (adjacent to the break room) – Please omit/remove. Cooking range should not provided; otherwise, a type I hood is required. Detail A/A-2.2 referenced at the accessible restrooms was not applicable. Please revise plan to reference to sheet D-1.1 for the enlarged accessible restroom and details. Single-user restrooms shall be identify with the following symbol. Where existing toilet rooms or bathing rooms do not comply with Section 11B-603, directional signs indicating the location of the nearest toilet room or bathing room complying with Section 11B-603 within the facility shall be provided. (11B-216.8)On the plan, please show required maneuver clearances on both sides of the door in accordance with Section 11B-404.2.4. Drinking fountains: On the plan, please provide details to show compliance with Section 11B-602. Lounge area: Please show at least 5% of the seating shall be wheelchair spaces complying with Section 11B-802.1. Sheet A-2.2: Exiting plan: Please show exits for the area on the right (use to be suite 1632). DooCorridors: Corridor serving building with occupant load of more than 30 occupants shall be fire-rated. Please revise plan to show fire-rated corridors in accordance with Section 1020.The lounge area with sitting: Please provide occupant load calculation for the lounge area using occupant load factor of 7. A readily visible durable sign posted on the egress side on or adjacent to the main exit door stating: “THIS DOOR TO REMAIN UNLOCKED WHEN THIS SPACE IS OCCUPIED”, is required.
