The applicant shall obtain clearances/approvals for the following prior to building permit issuance:
- Planning Division approval on the corrected/final set of drawings (647-5804.)
- Police Department approval on the corrected/final set of drawings (647-5840)
- Public Works Agency approval (647-5039)
- Grading Permit. Application is made through the Building Safety Division (647-5800) and the plan review is by the Public Works Agency (647-5039)
- County of Orange Health Department approval on the corrected/final set of drawings ((714) 433-6000)
All items noted on this plan check report must be addressed. If you feel that an item is not applicable to your project, note “N/A” and discuss the reason with the plan checker.Please return marked up set of drawings with corrections.The drawings/information submitted for Building Safety Division review is incomplete. The applicant shall, prior to resubmitting, complete all construction documents to show compliance with the 2019 California Building Standards Code with local amendments.Submit all relevant sheets reflecting the revision. Submit updated sheets: A101, A111, A112, A121, A131, A211, A212, and A401.Sheet A101. Accessible single use restroom. The accessible single-use restroom door shall not swing into the clear floor space of the lavatory. Revise design.The restroom door in any position may encroach into the turning space by 12 inches maximum. Show dimensions that the door does not encroach more than 12” into 60” diameter turning space. [CBC 11B-603.2.3]When resubmitting plans for next review, please apply building permit for site lighting at the counter. Typically, site light permit is separate from building permit.STRUCTRUALThe drawings/information submitted for Building Safety Division review is incomplete. The applicant shall, prior to resubmitting, complete all construction documents to show compliance with the 2019 California Building Standards Code with local amendments:Provide structural framing plans with stamp, date and signature from engineer-in-record. Structural ceiling framing plan showing roof/ceiling member sizes and direction of span (new and existing member). Provide structural details and cross-reference them to floor and roof framing plans.Material Specification: Provide complete material notes and specifications on the plans.Provide page number on each structural calculator page.Provide roof framing plan to design the structural support for the new roof equipment and new 30”x36” opening.Cross reference structural calculation for member design (e.g. B1, B2…) into framing plan.Provide foundation plans. Structural foundation plan showing slab and footings. Provide foundation details and cross-reference them to the foundation plan.Structural design is not clear. New corrections may apply after next review.Provide lightpole anchor bolt design, calculation and detail. Specify anchor bolt, edge distance and embedment into concrete footing on plan. (Plans shows anchor bolt per manufacturer is not clear and not acceptable). Structural calculation for lighting. Revise the moment arm to the work point at the base. The moment arm shall include the length of 30” concreter footing. See comments marked on the calculation.Show where the new 6 x 12 beam in is detail 3/A101 on the framing plan.Show ICC number and provide special inspection for epoxy anchor.Sheet A101. Detail 5. Provide calculation for both simple support beam and cantilever beam.Sheet A101. Detail 5. Justify the (5) ¼” x 2.5” SDS screws to transfer the reaction to the beam.Sheet A101.Detail 5.
