The applicant shall obtain clearances/approvals for the following, prior to building permit issuance: -Planning Division approval on the corrected/final set of drawings (647-5804). Previously approved plans should be submitted to expedite the process. -Public Works Agency approval (647-5039). This project is in a special flood hazard area designated on the flood insurance rate map (FIRM) as zone A: This zone requires that the lowest finish floor elevation (including basement) of the structure shall be at (or above) base flood elevation determined by a hydrology study for the A zone. All elevations must be referenced to the National Geodetic Vertical Datum. Or, shall design to automatically equalize hydrostatic flood forces on exterior walls by allowing for the entry and exit of floodwater. Design for meeting this requirement must meet the following of the Flood Plain Management Ordinance, Santa Ana Municipal Code: For non-engineered openings: Have a minimum of two (2) openings on different sides having a total net area of notless than one (1) square inch for every square foot of enclosed area subject to flooding; The bottom of all openings shall be no higher than one (1) foot above grade; Openings may be equipped with screens, louvers, valves or other coverings or devicesprovided that they permit the automatic entry and exit of floodwater; and Buildings with more than one (1) enclosed area must have openings on exterior wallsfor each area to allow flood water to directly enter; or Be certified by a registered civil engineer or architect. Sheet A1.0: Site plan: Please revise site plan to show drainage pattern to flow away from the building wall foundation of existing and proposed building. The grade shall fall not fewer than 6 inches within the first 10 feet from the foundation wall. Where lot lines, walls, slopes or other physical barriers prohibit 6 inches of fall within 10 feet, drains, or swales shall be constructed to ensure drainage away from the structure. Impervious surfaces within 10 feet of the building foundation shall be sloped not less than 2 percent away from the building. (R401.3 CRC) On the plan, please clearly identify the driveway and garage entry. For clarity, please show building setback distance between the proposed garage and property line. Sheet A3.0: Please revise title for roof plan and floor plan as new: New Roof Plan, and New Floor Plan. Wall located adjacent to the property line with setback less than 5-ft from the property line shall be constructed with one-hour fire-rated wall. Please show one-hour wall and provide construction detail for one-hour fire-rated wall assembly. Wall shall extend from foundation to roof sheathing. Roof projection (rake) projected into the 5-ft fire separation distance shall be protected one-hour fire-rated on the underside of rake. Section References: Please revise building cross-section reference to sheet A4.0 for building sections. Sheet A4.0: Required Roof Ventilation: This is a detached garage; it’s not an ADU – Please clarify note indicated as “Main Unit & ADU”. Building Sections: Please revise building sections to show garage slope and concrete curb (stem wall) at the exterior wall. Sheet S1: Referenced detail 9/SD1: Please revise detail to show 18” deep footing.
