This review does not include mechanical, plumbing or electrical work. Separate plans, applications, fees, plan checks, and permits are required for mechanical, plumbing, and electrical work. The applicant shall obtain clearances/approvals for the following, prior to building permit issuance: -Planning Division approval on the corrected/final set of drawings (647-5804). Previously approved plans should be submitted to expedite the process. - Fire Department approval on the corrected/final set of drawings (647-5839 or 647-5700). -Police Department approval on the corrected/final set of drawings (647-5840). -Public Works Agency approval (647-5039). - Proof of Worker's Compensation Insurance shall be required at the time of permit issuance. - School District Compliance Certificate; and a copy of the building permit school fee form, signed by the plan check engineer, shall be required by the School District to verify the scope of the work. Complete the Part I of the “Building Permit School Fee Worksheet” form (Do not fill out Part II) and submit the filled out form at the next review. Revise the project address to “405 ½ E Grant Street, Santa Ana, CA. 92701”. Please ensure the correct address is updated throughout the construction document. For example, address on the title block of every sheet, title page on structural calculations, and line 3 on page 1 of the CF1R document. Sheet A-1. Under sheet index, sheet G-1 through G-4 are listed. Attach a copy of those sheets at the next submittal. (Confirmed with the architect that grading plans are submitted.) Sheet A-1. Specify on plan if the existing duplex building is equipped with Automatic Fire-Sprinkler system on the cover sheet. Sheet A-1. Add note on the first sheet that “Solar permit issuance is required prior to perform framing inspection”. Sheet A-1. STRUCTURAL Provide complete structural calculations to verify the adequacy of the structural system in resisting seismic and wind loads (1604). Verify design wind force (16 psf) and seismic force Cs=0.132. Sheet S-1. Add note to plan that “Governing Code: 2019 California Building Code”. Sheet S-1. Update shear wall schedule to CBC instead of CRC. Sheet S-3. In section A-A, show R-13 insulation between roof rafters per energy design requirement. Sheet S-3. Note #1. Update ICC number to ESR-1475 for asphalt shingle roof. Sheet S-3. Revise detail 4 to provide design and detail for lower roof to the shear wall connection. Sheet S-3.
