The applicant shall obtain clearances/approvals for the following, prior to building permit issuance: -Planning Division approval on the corrected/final set of drawings (647-5804). Previously approved plans should be submitted to expedite the process. -Police Department approval on the corrected/final set of drawings (647-5840). -Public Works Agency approval (647-5039). - School District Compliance Certificate; and a copy of the building permit application, signed by the plan check engineer, shall be required by the School District to verify the scope of the work. Sheet A1: Please include the half address (2317-1/2 Bobby Lane) for the proposed ADU. Apply to all sheets. Whiteout should not be used on the final set of plan. Please revise and transfer all handwritten notes onto the electronic file prior to reprinting. Scope of work: Please include the domo work of the existing patio located on the West side of the building. Note on plan: Mechanical, Electrical, and Plumbing are not part of this plan review and approval. MEP are subject to field inspection. Sheet A3: One-hour fire-rated wall is required between two living unit. Please show one-hour wall between the proposed ADU and existing house. Provide detail construction of one-hour wall assembly and clearly cross-reference detail onto the plan. ADU shall be provided with at least one egress swing door, with minimum 32” clear opening (3068 door). Sliding door is insufficient. Sheet A4: Section AA on sheet A4 did not match with the roof and floor plan. Please coordinate and revise plan accordingly. Wall insulation: Please revise building section to provide R-15 cavity insulation + R-5 continuous insulation, per Title 24 Calculation) Sheet S-1: Detail 14/D-1 called out at the slab area was not applicable. Please coordinate and revise plan accordingly. Detail 6/D-1 called out at the existing garage door opening was not applicable. Please provide detail to show new buildup concrete curb where existing garage opening. Please provide detail to show shear transfer between the existing roof and plywood shear wall. Patio cover to be legalized: Please provide structural plan, details and calculation for the patio. Plan review will continue at time of resubmittal.
