The applicant shall obtain clearances/approvals for the following, prior to building permit issuance: -Planning Division approval on the corrected/final set of drawings (647-5804). Previously approved plans should be submitted to expedite the process. -Police Department approval on the corrected/final set of drawings (647-5840). -Public Works Agency approval (647-5039). - School District Compliance Certificate; and a copy of the building permit application, signed by the plan check engineer, shall be required by the School District to verify the scope of the work. Sheet T.1: General Note: Please specify the 2019 Code edition as applicable Codes. Please provide the half address for the proposed ADU (925-1/2 Dianne Street). Note on plan: Mechanical, Electrical, and Plumbing are not part of this plan review and approval. MEP are subject to field inspection. Sheet A.3: One-hour fire-rated wall shall be required between two living units. Please show one-hour fire-rated wall between the proposed ADU and existing house. Provide construction detail of the one-hour fire-rated wall assembly. Provide wall construction detail at infilled wall in existing wall opening. Show attached at top and at bottom. A buildup concrete curb will be required at the existing garage door opening. New bathroom: Please provide the following dimensions Water closet shall have 15” to any wall or obstruction on each side of its centerline and 24” clear space in front. Shower compartments shall be not less than 1,024 sq. in. and also be capable of encompassing a 30” diameter circle. On the plan, please show/provide an exhaust fan in bathroom. Provide an exhaust fan/hood in the kitchen area. Provide/show smoke and carbon monoxide alarm in new ADU. Provide/show smoke and carbo monoxide alarms in existing house, in accordance with Section R314 and R315, respectively. Please show/provide attic access and vents for the attic space over the existing garage. Please provide heat source for the new ADU. Sheet A.5: Please show/provide attic vents over the existing garage to be converted into ADU. Sheet S.1: Details provided on sheet S.1 were not applicable to the proposed conversion. Please provide details that applicable to the project and delete details that do not apply to the project. Please show ceiling frames to show ceiling finish (drywall) and support. Provide moisture barrier for the existing concrete slab. If surface applied product is used, provide ICC report number on the plan. Title 24 Energy Conservation: Please provide Title 24 calculation and compliance forms for the new conditioned space. Completed forms with signatures shall be reprinted onto the plan. On the plan, please show wall and roof insulation in accordance with the Title 24 calculation.
