General Comments All items noted on this plan check report must be addressed. If you feel that an item is not applicable to your project, note “N/A” and discuss the reason with the plan checker. Please indicate the sheet number and detail to the right of each correction, or note the number on the plans where the correction is made. Resubmit marked original, calculations and this correction sheet. A separate sheet for response may be used. Resubmit 3 corrected sets of plans. The drawings/information submitted for Building Safety Division review is incomplete. The applicant shall, prior to resubmitting, complete all construction documents to show compliance with the 2016 California Building Standards Code with local amendments and to clearly indicate the scope of work under this building permit application. There may be additional requirements when complete construction drawings and supporting data is submitted for Building Safety Division review. Please see corrections on submitted plans. Red marked set must be returned with revised plans. Plans resubmitted without the red markup set may result in delayed review time and additional plan check fees. The applicant shall obtain clearances/approvals for the following prior to building permit issuance: - Planning Division approval on the corrected/final set of drawings (714-647-5804.) Previously approved plans should be submitted to expedite the process. - Fire Department (OCFA) approval on the corrected/final sets of drawings - Police Department approval on the corrected/final set of drawings (714-647-5840) - Public Works Agency approval (714-647-5039) - Grading Permit. Application is made through the Building Safety Division (714-647-5800) and the plan review is by the Public Works Agency (714 647-5039) - School District Compliance Certificate; a copy of the building permit application, signed by the plan check engineer including one set of approved drawings, to be submitted by the School District to verification. See City of Santa Ana floor/building square footage guild line for calculating for School fees. Provide a copy of floor square footage calculation on the drawings. - Proof of Worker’s Compensation Insurance shall be required at the time of permit issuance Sheet A.100: Given the project scope of work, an appropriately Licensed California Design Professional is required and the plans and supporting documents shall bear the wet stamp, date, and signature of the Licensed Professional in accordance with Sections 5537 and 6737 of the California Business & Professions Code. Applicable Code: Please include the 2016 California Green Building Code. There was overlapping texts appeared under the Project Information – Please revise notes so that it can be legible. Exterior accessible route notes: Please revise note to allow minimum 48” clear width for the pedestrian sidewalks or walks. Building information: Existing buildings appeared to be used as a place of worship (Buddhist Congregation) – A separation building permit application is required for the change of use or/and occupancy. On the plan, please clearly show concrete curb and curb ramp where occurred. Curb ramp shall comply with Section 11B-406. Provide details to demonstrate complying with 11B-406 and clearly cross-reference onto the plan. Curb ramps and blended transitions shall have detectable warnings complying with Section 11B-705. On the plan, please clearly show/provide detectable warning where it’s required by Section 11B-247. On the plan, please show/provide accessible parking spaces and accessible route to the building entrances. Provide details to show compliance with 11B-502, including marking and signage. Clearly cross-reference details onto the plan. Accessible routes showed on the site plan appeared inaccurate. Please revise plan to show accurate accessible routes connecting all buildings on the same site. Coordinate accessible routes with the existing ramps. All entrances and exits shall be accessible and shall be continuous to a public way in accordance with Section 1009.2. Please provide/show an accessible route from the buildings to the proposed trash enclosure. Please provide/show distance setback between proposed building and property lines and between buildings. Please provide/show distance setback between the property and new trash enclosure. Plan was incomplete. Plan review will continue at time of resubmittal and additional comments may be required. Sheet A.101: Notes provided on plan was for residential project. Please coordinate and revise plan accordingly. On the plan, please show door landing and maneuver space complying with Section 11B-404.2.4. Provide door threshold details to show compliance with 11B-404.2.5. Door hardware: Please provide the following notes on the plan. Openable parts of such hardware shall be 34 inches minimum and 44 inches maximum above the finish floor or ground. The force for pushing or pulling open a door shall be 5-lb maximum. Operable parts shall be operable with one hand and shall not require tight grasping, pinching, or twisting of the wrist Please provide door elevation to show door type and door hardware. Door surfaces within 10 inches of the finish floor or ground measured vertically shall have a smooth surface on the push side, extending the full width of the door. (11B-404.2.10) Glazing in doors and within 24” of door shall be tempered glass. Please specify tempered glass on the window and door schedule. Provide tempered glass for glazing in window(s) located within 24” of door, and window with the bottom edge of the glazing is located less than 18” above the floor. Per building sections provided on sheet A-105, the building finish floor is elevated above the grade level – Please provide/show ramps complying with Section 11B-405. On the plan, please provide Occupant Load calculation per Table 1004.1.2 based on the specific use of the space/room. On the plan, please provide plumbing fixture calculation per Chapter 4 of the California Plumbing Code for the minimum number of required plumbing fixtures. Location of restrooms: Access to required restrooms shall not pass through an area use for storage or similar use. Please revise plan to show direct access to the restroom rooms without entering the store supply area. Restrooms shall be accessible to persons with disabilities. Provide complete information to show compliance with 11B, Division 6. Show water closet and lavatory elevation to show compliance with 11B-604 and 11B-606, respectively. Standard roll-in type shower compartment shall comply with 11B-608.2.2. Single accommodated restroom shall be labeled as “All-gender” restroom and provide a door symbol as follow: Please provide a complete storage display plan showing display equipment, shelving, furniture, etc. and provide / describing what type of material will be stored / displayed. On the Floor Plan, please clearly note “FOR STORAGE ONLY; NOT FOR ANY TYPE OF PUBLIC GATHERING”. Sheets A-103 to A-105 On the plan, please show window and door header height. Sheet A.201 to A.502 Floor plans and elevations of the existing buildings are for reference only. Separate building permit(s) are required for the change of use and/or change of occupancy. Please remove plans of existing buildings. Light Standard On the plan, please clearly show location of the proposed light poles (light standard). Please coordinate with electrical plan. Structural Review Comments Sheet S0.1: Response Modification Factor (R): Please use R = 3.25 for all directions as consistence with the Metal building design parameter. Sheet S1.01: On the plan, please provide statement indicating that the foundation has been designed to withstand all the superimposed loads from the steel structure. Please note on plan: All foundation excavations should be observed by the project soils engineer prior to placement of forms, reinforcement or concrete. (Per soil report) Please submit foundation plan and details to the soils engineer of record for review and approval. The soils engineer of record should “review” stamp the plans for conforming with the soil report recommendation. (Per soil report) Foundation Calculation Enercalc software: Please update Code References to the applicable code edition (2016) and Standards. Please update formulas, design stresses, schedules and computer sheets as necessary. Metal Structure & Calculation Metal Shop drawing (plans) shall be submitted to the engineer of record for review and approval. The engineer of record shall “review” stamp the plan for general conformance with the building design. Plans must be legible. Please provide a larger size of plan paper size with larger font size On the plans and calculation, the expiration date of the engineer stamp was passed, please updated stamp and signature. Drawing Cover page: Please revise Building Risk Category to match with structural calculation. Rigid frame: The rigid frames appear unstable with the vertical offset (discontinuous). Please provide load diagram and free-body diagram. Roof diagram: Please provide detail to show shear transfer at the vertical offset (line F and C). Light Standard On the plan, please clearly show location of the proposed light poles (light standard). Provide structural calculation and details for the light poles. Details shall be clearly cross-referenced onto the plan. Trash Enclosure Please provide structural calculation and details for the trash enclosure and roof cover structure. (End of Comment)
