The applicant shall obtain clearances/approvals for the following, prior to building permit issuance: -Planning Division approval on the corrected/final set of drawings (647-5804). Previously approved plans should be submitted to expedite the process. -Police Department approval on the corrected/final set of drawings (647-5840). -Public Works Agency approval (647-5039). - Proof of Worker's Compensation Insurance shall be required at the time of permit issuance. - School District Compliance Certificate; and a copy of the building permit application, signed by the plan check engineer, shall be required by the School District to verify the scope of the work. Sheet TS: On the plan, please show site drainage slope and pattern. 2nd Review Comment: No response provided. Please provide surface drainage information. Plan shall be provided with the following minimum information, but not limited to: Drainage slopes and flow patterns Drainage system such as swales, french drains, water collection and disposal system, etc. Drainage plan shall indicate how the site grading or drainage system will manage all surface water flows to be diverted away from buildings and adjoining property lines, in accordance with all applicable codes. The grade shall fall not fewer than 6 inches within the first 10 feet from the foundation wall. Where lot lines, walls, slopes or other physical barriers prohibit 6 inches of fall within 10 feet, drains, or swales shall be constructed to ensure drainage away from the structure. Impervious surfaces within 10 feet of the building foundation shall be sloped not less than 2 percent away from the building. Sheet A2: New bedroom 3: the 3040 window did not meet minimum opening for emergency escape opening. The escape opening shall have a minimum net clear opening of 5.7 sq. ft. with 24" minimum net clear height and 20" minimum net clear width. Escape window shall have a finished sill height not more than 44" above the floor. At grade-floor is allowed to have escape opening of 5.0 sq. ft. (R310.1) 2nd Review Comment: The 4-ft height window would not provide enough 24” clear height. Please increase window size (height). Title 24 sheet T24: Condition space floor area: Please verify floor area with architectural floor plan. It appeared understated. 2nd Review Comment: No response was provided nor Title 24 calculation as revised. The conditioned spaces were understated. Please coordinate with floor plan and revise Title 24 calculation accordingly. Structural Review Comment: Roof framing was incomplete and details callout were not applicable. Plan review will continue at time of resubmittal. 2nd Review Comment: Please provide/show existing roof rafters and ceiling joists over the existing area, between gridlines 7 & 8. New roof framing over existing roof framing at the garage: Please show support and reinforce existing roof for new roof framing. 2nd Review Comment: No response provided nor plan was revised. Please show support of new roof rafters over the existing roof to limit the additional loads onto the existing roof frames. Interior walls were removed to make open family room: Please show interior support of existing roof framings. Typically, purlin and braces were used on existing building. Provide beams/headers to replace existing wall to be removed. 2nd Review Comment: No response provided nor plan was revised. Please comply with the comment above. Provide details to show transfer of lateral loads from roof sheathing to shear wall (at interior and exterior conditions). Details shall be clearly cross-referenced onto the plan. 2nd Review Comment: Detail 08/D1 and 15/D1 called out at the interior shear wall (line 5) were not applicable. Please provide detail to show wall supporting roof frames above and shear transfer from roof diaphragm. On the plan, please show/provide show hold-down at each end of shear wall panel. Provide detail and clearly cross-reference detail onto the plan. 2nd Review Comment: Sheet S1 – Please provide hold-down at each end of shear wall panels (line 4, line 5, line 8, line 3, etc.). 2nd Review Comment: Framing over the new kitchen addition The R-30 insulation would not fit between 2x6 roof rafters. Deeper rafters is required. Exterior wall line 3: 2x6 full height wall studs are required at the vaulted area. Please specify 2x6 balloon frame at wall line 3. Revise detail to show transfer of lateral loads from roof diaphragm to shear wall below. Detail 23/D1 called out at line 3 was not applicable.
