The applicant shall obtain clearances/approvals for the following, prior to building permit issuance: -Planning Division approval on the corrected/final set of drawings (647-5804). Previously approved plans should be submitted to expedite the process. -Police Department approval on the corrected/final set of drawings (647-5840). -Public Works Agency approval (647-5039). - School District Compliance Certificate; and a copy of the building permit application, signed by the plan check engineer, shall be required by the School District to verify the scope of the work. Sheet A-1: Under the Construction information: Please provide space between line item so that they are not overlapping each other. Occupancy Group R-2: Please provide/show the following – Exterior wall located less than 10-ft from the property line shall be protected with one-hour fire-rated wall assembly. Please show one-hour wall and provide detail reference for one hour fire-rated wall assembly. Provide detail for one-hour parapet in compliance with Section 705.11. Unprotected opening: Please provide wall opening calculation to show not more than 25% of wall are open. Please show/provide minimum 10-ft setback between the proposed patio cover to the property line (North & East sides). Otherwise, provide fire-rated wall with parapet. Plan must be permanent. Taped and/or glued information are not acceptable. Please transfer information onto the electronic file prior to printing. Please note on plan: Mechanical, Electrical, and Plumbing are not part of this plan review and approval. MEP are subject to building field inspection. Sheet A-2: On the plan, please show one-hour fire-rated partition between each living unit (unit A & C; Unit C & D). Provide detail reference. Walls separating dwelling units shall provide airborne sound insulation for walls with an STC rating of at least 50. Patio cover may be redesigned per comment on sheet A-1. Please coordinate and revise plan accordingly. Attic access in unit D: Please relocate location of attic access so that it can provide a minimum of 30” clear headroom. Please clarity stairway is existing or new. For clarity, please clearly label each unit as “ADU unit C” and ADU unit D. Sheet A-3: Patio roof cover may be changed per comment on sheet A-1. Please coordinate and revise plan accordingly. Title 24 Energy: Please provide Title 24 Energy calculation and compliance forms for the proposed accessory dwelling units. Sheet S-2 & S-3: Patio framing may be changed. Please coordinate with architectural plans. Foundation note #2: Please revise note to provide 18” deep footing, and refer to detail 2/S-4 for dowels detail. Existing wall at exiting garage opening: provide detail of buildup curb (stem wall) if existing footing was provided.
