All items noted on this plan check report must be addressed. If you feel that an item is not applicable to your project, note “N/A” and discuss the reason with the plan checker.Please return marked up set of drawings with corrections.The applicant shall obtain clearances/approvals for the following prior to building permit issuance:
- Planning Division approval on the corrected/final set of drawings (647-5804.) Previously approved plans
should be submitted to expedite the process.
- Public Works Agency approval (647-5039)Sheet A1-03-01. Note the following on the plans: “The means of egress, including the exit discharge, will be illuminated to a level of not less than one foot-candle at the walking surface at all times the building space served by the means of egress is occupied”. Sheet A1-03-01. Note on the plans: “Exit signs shall be internally or externally illuminated at all times. Externally illuminated exit signs shall be connected to an emergency power system (batteries, unit equipment or an on-site generator) that will automatically illuminate the exit signs for a duration of not less than 90 minutes in case of primary power loss.”Sheet A1-03-01. Identify the tactile exit signs on plan on the egress route from T.I. area to exits. Tactile exit signs shall be required at the following locations:
- Each grade-level exterior exit door shall be identified by a tactile exit with the word “EXIT.”
- Each exit access door from an interior room or area to a corridor or hallway, which is required to have a visual
exit sign, shall be identified by a tactile exit sign with the words “EXIT ROUTE.”For the purpose of Section 1013.4, the term “tactile exit signs” shall mean those required signs that comply with Chapter 11B, section 11B-703.1, 11B-703.2, 11B-703.3 or 11B-703.5. Provide signage details on plan.Sheet A1-04-01. Identify all property lines and public street on the site plan.Sheet A1-04-01. The accessible route on plan is NOT correct. On the site, delineate an accessible path of travel from the public street sidewalk AND from an accessible parking access aisle to the accessible building entrance. Within the building, delineate an accessible path of travel from that building entrance to the impact milling room #137, accessible restrooms and accessible drinking fountain serving room #137 (CBC 11B-202)Per item #5, the accessible path of travel shall fully comply with 2019 CBC. Provide accessibility design and details including one accessible parking space, exterior accessible routes, accessible entrance doors, accessible restrooms for each sex, accessible drinking fountain and signage.Sheet AD-19-00. Refer to note #2, provide a cross-section for new partitions showing:The ICC approval # for the metal studs and all fasteners.Type, size, gage and spacing of studs.The method of attaching partition walls to the roof or floor above and to the floor below. - Height of the partition, suspended ceiling and roof or floor framing above.Thickness of wall sheathing material and details of attachment.Detail 1/A1-70-01.
