- Planning Division approval on the corrected/final set of drawings (647-5804.) Previously approved plans
should be submitted to expedite the process.
- Public Works Agency approval (647-5039)PLAN CHECK COMMENTS:In addition to partial site plan on sheet ST-1, provide a fully dimensioned site plan with all property lines of record shown.All sheets. Revise the project address to “3480 W Warner Ave. #Q, Santa Ana, CA. 92704”. Please ensure the correct address is updated throughout the construction document. For example, address on the title block of every sheet.Sheet 1A-T. Clarify the scope of work area on the key plan.Sheet 1A-T. Clarify the building type of construction type. The specified Type IV-A is not recognized in the 2019 CBC Chapter 6.Sheet 1A-3.1. Keynote #1. Detail 19A/1A-6.2 is not available. Provide and show tactile exit signs complying with Section 11B-703 and in accordance with Section 1013.4.Sheet 1A-3.1. Note on plans: “Egress doors shall be readily openable from the egress side without the use of a key or special knowledge or effort.”Sheet 1A-3.1. Note the following on the plans: “The means of egress, including the exit discharge, will be illuminated to a level of not less than one foot-candle at the walking surface at all times the building space served by the means of egress is occupied”.Sheet 1A-3.1. Note on the plans: “Exit signs shall be internally or externally illuminated at all times. Externally illuminated exit signs shall be connected to an emergency power system (batteries, unit equipment or an on-site generator) that will automatically illuminate the exit signs for a duration of not less than 90 minutes in case of primary power loss.”Sheet ST-2. Detail 1. Minimum 48” wide side walk and curb ramp is required.Sheet 1A-8.1. Handles, pulls, latches, locks, and other operable parts on doors and gates shall comply with 11B-309.4 Operation. Operable parts of such hardware shall be 34 inches minimum and 44 inches maximum above the finish floor or ground. Where sliding doors are in the fully open position, operating hardware shall be exposed and usable from both sides. §11B-404.2.7Sheet 1A-8.1. Add note to plan: “The force for pushing or pulling open a door or gate other than fire doors shall be as follows: §11B-404.2.9Interior hinged doors and gates: 5 pounds maximum.Sliding or folding doors: 5 pounds maximum.Required fire doors: the minimum opening force allowable by the appropriate administrative authority, not to exceed 15 pounds.Exterior hinged doors: 5 pounds maximum.”Sheet 1A-8.1. Add note to plan: “Swinging door and gate surfaces within 10 inches of the finish floor or ground measured vertically shall have a smooth surface on the push side extending the full width of the door or gate. Parts creating horizontal or vertical joints in these surfaces shall be within 1/16 inch of the same plane as the other and be free of sharp or abrasive edges. Cavities created by added kick plates shall be capped. §11B-404.2.10’”Sheet 1A-9.1. Detail 5. Provide/ show 60” diameter circle on the restroom floor plan. Door shall not swing into the clear floor space or clearance required for any fixture. Other than the door to the accessible water closet compartment, a door in any position may encroach into the turning space by 12 inches maximum. §11B-603.2.3.Sheet 1A-9.1. Detail 5.At single user toilet or bathing rooms, doors shall be permitted to swing into the clear floor space or clearance required for any fixture only if a 30 inch by 48-inch minimum clear floor space is provided within the room beyond the arc of the door swing. §11B-603.2.3 (See exception)See red lines on the drawings for additional plan check comments.
