The applicant shall obtain clearances/approvals for the following, prior to building permit issuance:
-Planning Division approval on the corrected/final set of drawings (647-5804). Previously
approved plans should be submitted to expedite the process.
-Police Department approval on the corrected/final set of drawings (647-5840).
-Public Works Agency approval (647-5039).
- School District Compliance Certificate; and a copy of the building permit application, signed by
the plan check engineer, shall be required by the School District to verify the scope of the work.
Sheet A-1:
Electrical Notes: Please update electrical notes to reflect with the current code requirement. Example, revise the following:
Note 8: Revise note to state, All branch circuits supplying receptacles in residence, except bathroom and garage, shall be protected by a listed arc-fault circuit interrupter (AFCI).
Note 9: Revise note to specify lighting in baths, garages, laundry rooms, and utility rooms shall be high efficiency and shall be controlled by a manual-on occupancy sensor.
Note 10: Revise note to specify other rooms, all luminaires shall be high efficacy and controlled by a dimmer switches.
Note 11: Revise note to change statement “or” to “and”.
General Notes: Note #4 – Please update code edition to 2019 edition.
Plumbing notes: Please revise note to specify the flowrate of the plumbing fixtures in accordance with the 2019 California Green Building Code: Water closet = 1.28 GPF; Shower head = 1.8 GPM at 80 psi; laundry faucet = 1.2 gpm at 60 psi; sink faucet = 1.2 gpm at 60 psi; kitchen faucet = 1.8 gpm at 60 psi.
Sheet Index: No. 4 – please specify 2019 code edition.
Site plan: Please show general surface slope and drainage pattern at the new addition. Grade shall be slopped way from the building wall and adjoining property (5% minimum).
Roof lines showed on the site plan did not match with the roof plan – please coordinate and revise plan accordingly.
Please note on plan: Mechanical, Electrical, and Plumbing are not part of this plan review and approval. MEP are subject to field inspection.
Cool Roof is required per Title 24 Calculation. Please specify CRRC number for the roofing material on the plan.
Sheet A-2:
Wall between garage and new addition – Please provide minimum 1/2” gypsum board on the garage side.
Existing living house square footage: For clarity, please correct the typo to show 1,286 SF.
Den: The new addition is blocking the light, ventilation and emergency escape for the existing den. Please provide light, ventilation and emergency escape opening for the existing den.
For clarity, please specify porch conversion instead of “remodel”.
Sheet A-3:
On the plan, please show/provide smoke alarm in each sleeping room, including the Den room, and outside of each sleeping room.
On the plan, please provide carbon monoxide alarm outside of each sleeping room at the area giving access into the sleeping room.
Whole house exhaust fan information was provided on the plan – Please clarify if whole house fan is provided. Remove notes if they are not applicable.
Sheet A-4:
Energy Mandatory Measures Summary and Green Code notes provided are under the old code edition. Please provide notes to reflect the 2019 California Energy Code, and California Green Code.
Sheet S2:
Detail 16/SD-1 called out at beam B-2 was not applicable. Please revise detail to show cripple wall between the ceiling and roof rafter.
Provide ridge beam to support roof rafters over the new addition.
Please provide lateral resisting system at gridline A and B. Please identify what lateral resisting system are used at line A and B, in accordance with ASCE7-16, Table 12.2-1.
Maximum shear wall aspect ratios shall comply with Table 4.3.4 of the SDPWS.
Sheet S1:
New shear wall panel at existing footing: Please provide detail to show anchor bolt retrofit (new anchor to existing footing).
