- Planning Division approval on the corrected/final set of drawings (647-5804.) Previously approved plans
should be submitted to expedite the process.
- Fire Department approval on the corrected/final sets of drawings (647-5839 or 647-5700)
- Police Department approval on the corrected/final set of drawings (647-5840)
- Public Works Agency approval (647-5039)
- Grading Permit. Application is made through the Building Safety Division (647-5800) and the plan review is by
the Public Works Agency (647-5039)ARCHITECTURALDo not attach the old drawings with redlines on the new submitted plans for review and approval.All architectural sheets shall be stamped, signed and dated.Shade structure (Permit application # 102106149).The valuation of the new shade structure shows only $5000 appears too low. Submit a signed copy of the contract showing labor and materials for all work to be done under the subject building permit application. The plan check engineer may accept the contract price as the valuation of improvements for unique/unusual projects in lieu of using a cost per square foot basis.Sheet A-0.0. Under scope of work, revise the name of the 603 sf. structure from trellis to shade structure.Sheet A-0.3. Show dimensions of the new shade structure on the site plan.New interior stairway handrail. The inside handrail on switchback shall always be continuous. The stairway handrails shall be continuous at the intermediate landing. Clearly show continuous handrails on A-2.1A and A-2.1DA.Show 12” handrail top extensions on both handrails at the second floor. Call out dimensions on A-2.1DA. (only one handrail extension is shown on plan)Clarify on plan. 42” guard on both interior stairway, porch stairway and landings are required.Plans are not clear.Front porch. Guard at the stairway may be required per CBC 1015.2. Guards shall be detailed to show compliance with Sections 1015 and 1607.7. Dimension finish floor to top of guard height. Unenclosed floor and roof openings, open and glazed sides of stairways, landings and ramps, balconies or porches, which are more than 30” above grade or floor below, and roofs used for other than service of the buildings shall be protected by a guardrail.Front porch. Design is not clear.Revise plans and elevations to show handrail compliance. Provide handrail details on the drawings showing compliance with CBC Section 1011.14, 1014, and 11B-504.6.
- Stairways shall have handrails on each side.
- Handrails shall be 34 to 38” above the nosing of treads.
- Handrails shall extend a minimum of 12” beyond the top nosing, and shall extend a minimum of 12” plus the
tread width beyond the bottom nosing.
- Ends of handrails shall be returned or shall terminate in newel posts of safety terminals.
- Handrails projecting from a wall shall have a space of 1½” between the wall and the handrail.
- The handgrip potion of handrails shall not be less than 1¼” nor more than 1½” cross-sectional dimension or
the shape shall provide an equivalent gripping surface. The handgrip portion of handrails shall have a smooth
surface with no sharp corners. Any wall or other surface adjacent to the handrail shall be free of sharp or
abrasive elements. Edges shall have a minimum radius of 1/8”.
- Dimension rise of steps shall be not less than 4” or greater than 7”. The run shall notbe less than 11”.Coordinate with the structural engineer for new front porch design (wood vs concrete). Plan shows concrete and wood deck combine. Clarify deck design on plan.See redlines on plan.STRUCTURALDO NOT attach the old drawings with redlines on the new submitted plans for review and approval.Sheet S4.1. Detail 2.Specify the middle beam to support the king post. (Plans are not revised)Sheet S2.1. Provide connection detail to clarify the support of the 4x8 beam, specify deck diaphragm, the connection of the new 2x deck joists and how the new deck attached to the existing concrete deck.Per revised plan, stairway and deck guardrails and handrails are new. Concentrated Load (1607.8.1.1): Handrail assemblies and guards shall be designed for a single concentrated load of 200 lbs. applied in any direction at any point along the top, and have attachment devices and supporting structure to transfer this load to appropriate elements of the building.Submit 2 copies of new structural calculation for review and approval. DO NOT submit the old calculation with plan check redlines inside:Provide full project address with address number on the cover page. If two volumes of calculation are submitted, label each volume (E.g. volume 1, volume 2…) with scope (E.g. building, patio structure…) on the cover.Provide table of content inside the calculation.
