The applicant shall obtain clearances/approvals for the following, prior to building permit issuance:
-Planning Division approval on the corrected/final set of drawings (647-5804).
-Police Department approval on the corrected/final set of drawings (647-5840).
- Public Works Agency approval (647-5039)
PLAN CHECK COMMENTS
All sheets. Update project address number to 413,425,427 and 429.
The license architect in record shall stamp, date and sign all architectural drawings.
PC2: Not resolved.
Sheet G1.1. Provide detailed scope of work for each permit. Provide separate description of each permit: 101103849, 101103850, 101103851 and 101103852.
PC2: Please provide more detail information on plan. Here are the recorded permit description:
101103849-Install new 61 sf. awning, new store front, new parapet bracing and close (e) door/ restripe (17) parking spaces.
101103850-Install demising wall to create unit 427 N Euclid St.. Tenant improvement for a bathroom, new 64 sf. canopy, new storefront, new exterior opening, new parapet bracing.
101103851-Install demising wall to create 429 N Euclid St.. Tenant improvement for bathroom, new 78 sf.canopy, new roof mounted equipment, and new store front.
101103852-Install new 145 sf., new store front, new roof mounted equipment, new exterior opening, new parapet bracing, remove partition walls and install partition walls and ceiling for (2) new restrooms.
Sheet G1.1. Clarify the type of construction. The type of construction V is not recognized in the Chapter 6 of the California Building Code. (VA? VB?)

Sheet A1.4. Key note #24. Indicate the monument sign is under separate permit.
Sheet A1.5. Identify new non-bearing partitions on plan and in the wall legend including structural connection details at the top and at the bottom and fire-rating.

Detail 2/A4.2. Provide connection detail and specify fasteners at the top of the wall braced to the roof framing.
Detail 5/A4.2. Provide connection detail and specify fasteners at the top of the wall braced to diagonal bracing and detail at the diagonal bracing to the roof framing.

EGRESS
Provide and show tactile exit signs complying with Section 11B-703 and in accordance with Section 1013.4
PC2: Detail 16/G1.2. Revise mounting height for wall-mounted signage. Tactile characters on signs shall be located 48 inches minimum above the finish floor or ground surface, measured from the baseline of the lowest Braille cells and 60 inches maximum above the finish floor or ground surface, measured from the baseline of the highest line of raised characters. Refer to Figure 11B-703.4.1. (11B-703.4.1).
ENERGY
Submit sheet A-9.1. Provide energy design for the building envelope (e.g. exterior walls, storefront, glazed exterior doors…) to comply with 2019 California Energy Code. All NRCC pages shall be printed, completed, signed and incorporated into the 24”x36” drawings.
PC2: Sheet A9.1.
The document author shall provide the name, date of signature, address and phone number under document author’s declaration statement.
The architect shall provide the name, signature and license number under responsible person’s declaration statement.
STRUCTURAL
Revise structural upper parapet details on sheet S300 through S302 to match architectural design. This comment applies to the perimeter of the building. (E.g. Detail 3/S301, located on grid line A between line 3 and 4 on sheet S201 to and sheet A-1.5 and detail 3/A3.4). Please coordinate with the architect.
PC2: Sheet S201. On the exterior wall on grid line 1 between line A and B, the parapet is 9.5 feet above roof line (refer to south elevation on sheet A2.2 and detail 1/A3.7). Revise design and detail. Detail 2/S302 does not apply to this location.
Please update address number to 413,425,427 and 429 on the title block on all structural drawings.
