The applicant shall obtain clearances/approvals for the following, prior to building permit issuance:
-Planning Division approval on the corrected/final set of drawings (647-5804). Previously
approved plans should be submitted to expedite the process.
-Police Department approval on the corrected/final set of drawings (647-5840).
-Public Works Agency approval (647-5039).
This project is in a special flood hazard area designated on the flood insurance rate map (FIRM) as zone A. This zone requires that the lowest finish floor elevation (including basement) of the structure shall be at (or above) base flood elevation determined by a hydrology study for the A zone, or at (or above) the base flood elevation. All elevations must be referenced to the National Geodetic Vertical Datum. Reference should be made to the Flood Plain Management Ordinance, Santa Ana Municipal Code, Chapter 7, for complete requirements. Drawings shall show compliance with said ordinance including noting flood zone and finish floor elevation."
Note on plans: "A Federal Emergency Management Agency National Flood Insurance Program ELEVATION CERTIFICATE shall be completed by a California Licensed Land Surveyor or California Registered Civil Engineer who is authorized to practice land surveying. The completed ELEVATION CERTIFICATE must be submitted to the Building Inspector at the time of foundation inspection, and a final certificate must be submitted at the time of final inspection."
Due to the major repair and alteration to the existing structure, the existing building shall comply with the Federal Emergency Management Agency (FEMA).
Sheet A-1:
Scope of work: For clarity, please describe the fire-damage of the existing. And, specify existing patio to be demo and rebuilt.
Sheet A-2:
Demo Plan: Please specify/indicate existing patio cover will be demo.
Sheet A-3:
Window 1 and 6 adjacent to door A, Bedroom 3, shall be tempered glass.
Please specify new patio.
Sheet A-6:
Roofing material: Please transfer the handwritten note “Asphalt Shingle” onto the electronic file prior to printing.
The patio on right side of the building will be demo per the Site plan. Please coordinate and revise roof plan accordingly.
Building Section: Please specify wall and roof insulation.
Sheet S-2 & S-3:
On the plan, please clearly show location/area that affected by the fire.
The patio on the right side: Please coordinate with architectural plan whether the existing patio to remain or will be remove.
Patio on the left side: Site plan indicated that the patio will be demolished and rebuild – Please coordinate and revise plan to show new framings and support footing.
New ceiling beams: On the plan, please provide details to show new beam supporting roof framings above. Revise beam calculations to include roof dead load and live loads as applicable.
Detail 2/S-4: Please revise detail to show positive connection between existing concrete slab and new footing.
Patios: Please provide lateral support for the patios.
Please provide details to show shear transfer at exterior and interior shear walls. Details shall be clearly cross-referenced onto the plan.
Foundation: Please provide detail to show shear transfer at the exterior and interior shear wall. Provide detail for anchor bolt retrofit at shear wall.
Clearly reference to sheet S-1 for shear wall schedule.
